Tukwila Village <br />Development Proposal <br />Project Description <br />The Applicant is Tukwila Village Development Associates, LLC, a Washington limited liability <br />company. The proposed Tukwila Village Development (the "Project ") is mixed -use, multi -phase <br />development of a site owned by the City of Tukwila located at the northeast and the southeast <br />corners of the intersection of Tukwila International Boulevard and S. 144th Street (the "Project <br />Site "). The Applicant has obtained the exclusive right to acquire the Project Site and to develop <br />the Project pursuant to the Disposition and Development Agreement dated as of October 30, <br />2012 entered into by and between the City of Tukwila and Tukwila Village Associates, LLC, and <br />approved by motion of the Tukwila City Council at a Special Meeting on October 22, 2012 (the <br />"Disposition and Development Agreement "). <br />The Project Site consists of approximately 187,000 square feet of land immediately north of S. <br />144th Street and east of Tukwila International Boulevard (including approximately 23,000 <br />square feet of 41st Avenue right of way to be vacated by the City of Tukwila) plus <br />approximately 90,000 square feet of land immediately south of S. 144th Street and east of <br />Tukwila International Boulevard, for a total of approximately 277,000 square feet or 6.4 acres of <br />land. The Project Site consists of 21 parcels or tax lots which are proposed for consolidation into <br />five development parcels pursuant to a Boundary Line Adjustment ( "BLA ") application. The <br />proposed Development Parcels, Phasing and Buildings are illustrated on Attachment A. <br />The proposed Project is being developed in accordance with the terms and conditions of the <br />Disposition and Development Agreement, Recording No.20130212001612, as noted above, and <br />the Development Agreement, Recording No. 20130212001613, dated as of December 21, 2012 <br />entered into by and between the City of Tukwila and Tukwila Village Associates, LLC, as <br />approved by the Tukwila City Council pursuant to Ordinance No. 2391 adopted on December <br />10, 2012. <br />The Project Description corresponds to three development phases occurring on each of the <br />corresponding Development Parcels in accordance with a Phased Development Plan. In addition <br />to the three phases, the development of a public outdoor landscaped "open space" Plaza (the <br />"Community Plaza ") and a public indoor Commons or "community" building coupled with a <br />private Cafe / Coffee Shop (collectively, the "Community Commons Building "), will occur on a <br />separate Development Parcel known as the "Plaza Parcel," or Parcel C on the BLA application. <br />1 <br />
