Site Design <br />a. Site Design Concept <br />The Phase 2 site is situated on the south side <br />of South 144th Street and includes buildings D <br />& E with associated sidewalks, landscape and <br />outdoor space to serve the seniors living in this <br />portion of the Tukwila Village community. We <br />have worked very diligently to "connect" this <br />portion of Tukwila Village with the larger <br />segment of the community located on the <br />north side of S. 144th Street, to maintain the <br />cohesive "village" scheme. The residents of <br />buildings D & E will have equal and safe access <br />to the additional features and activities <br />contained in Phase 1, including the public <br />plaza, the commons building, ARTwalk and the <br />adjacent King County Library. <br />b. Relationship to Street Front <br />From the beginning, the overall site design of <br />Tukwila Village focused on the fronting of <br />buildings onto the adjacent streets, in this <br />case, Tukwila International Boulevard (TIB) to <br />the west and South 144 Street to the north. <br />Building D contains a mix of office on the lower <br />level with residential living units above. The <br />offices will primarily front onto TIB with a small <br />portion fronting onto S. 144th Street. The <br />Building D residential lobby is located in the <br />northeast corner and fronts onto South 144th <br />Street, with close proximity to the mid -block <br />crossing and views to the public plaza. <br />1 <br />November 11, 2013 <br />Building E ground floor frontage abuts S. 144th <br />Street with significant architectural design <br />features at the two building corners to clearly <br />designate the entrance to the Tukwila Police <br />Neighborhood Resource Center at the <br />northwest corner and the residential entry <br />lobby at the northeast corner. <br />In all cases, the intent is to create a very urban <br />feel and edge. Front doors are oriented to the <br />street, such as the commercial space and <br />Building D & E entry lobbies at 5. 144th Street. <br />In other instances the building entries are <br />internal to the site and relate to the surface <br />parking and parking garages. <br />South 144th Street will be reconstructed <br />(widened) to include several upgrades. These <br />include parallel parking stalls and bike lanes on <br />both sides, expanded sidewalks, street trees <br />and light fixtures. <br />c. Street Corners <br />Tukwila Village includes two major street <br />corners. Phase 2 Site Plan includes the <br />southwest intersection of Tukwila <br />International Boulevard and South 144th <br />Street. <br />Building D is located on the south side of this <br />intersection and will provide a quality multi- <br />story, mixed -use building as a back drop, with <br />contemporary architectural design. The corner <br />will include an expanded and paved sidewalk <br />with landscape planters. The Building D <br />architecture includes feature elements at the <br />northeast and northwest corners that clearly <br />designate the residential entry lobby (NE <br />147 <br />
