6. Hotels and motels may be incompatible with the noise, light and traffic found in <br /> industrial areas. They should be conditional uses. <br /> In the following discussion, topics and possible changes are grouped together for <br /> consideration. The changes are meant to clarify that uses in the MIC are intended to be <br /> either industrial in nature or to support this type of use. Proposed revisions follow with <br /> a brief explanation. <br /> Discussion of Permitted Uses <br /> Staff reviewed the permitted uses in the MIC /L and MIC /H zones to evaluate how they <br /> support the district's goals of providing a major employment area for industrial uses <br /> and uses that support them, and whether it was possible to simplify or clarify the list of <br /> permitted uses. In most cases, the discussion of uses in the MIC /L and MIC /H districts is <br /> combined. <br /> Beauty and Barber Shops (TMC 18.36.020.3 and TMC 18.38.020.3) <br /> Analysis: These uses are permitted in all commercial and industrial zones throughout <br /> Tukwila, allowing employees in the MIC to readily find this service if desired. While this <br /> activity does not directly support industrial development, it is appropriate as a <br /> conditional use to serve employees in the MIC area. <br /> Recommendation: <br /> Delete "Beauty or barber shops" from Permitted Uses <br /> Add to Conditional uses Retail Sales (TMC 18.36.040.11 and TMC 18.38.040. 9.) <br /> Retail sales of health and beauty aids, prescription drugs, food, hardware, notions, <br /> crafts and craft supplies, housewares, consumer electronics, photo equipment, and <br /> film processing, books, magazines, stationery, clothing, shoes, flowers, plants, <br /> pets, jewelry, gifts, recreation equipment and sporting goods, and similar items; <br /> retail services such as beauty and barber shops, banks, outpatient medical services, <br /> and health clubs; retail sales and services are limited to uses of a type and size <br /> that clearly intend to serve other permitted uses and /or the employees of those <br /> uses. <br /> Extended -Stay Hotel /Motel (TMC18.36.020.10 and TMC 18.38.020.10) <br /> Analysis: Extended -stay hotels and motels are currently permitted uses in both the <br /> MIC /L and MIC /H zones. <br /> Per the definition in TMC18.06.287 Extended -Stay Hotel or Motel: <br /> W: \Long Range Projects \MIC Study\ Issues &Opps \MIC Logo \Issues &OppsReport.doc Page 18 <br />
