<br />Boeing Company, King County Airport, and Port of
<br />Seattle. South and west of the TIB district is the City of
<br />SeaTac, and further south on International Boulevard is
<br />the SeaTac International Airport.
<br />The natural features of the study area are ravines and a
<br />valley wall that cuts across TIB in the section north of S.
<br />138th Street. The majority of the commercial district is
<br />south of S 139th St. and is part of a large plateau
<br />between the Green River Valley and Puget Sound.
<br />South of S 146th Street, the corridor expands from a
<br />linear form to include full blocks between Military and
<br />TIB. The area could enjoy Cascade Mountain views to
<br />the east, should development reach taller heights.
<br />The TIB District comprises less than 20 percent of the
<br />City's total land area. Nearly 50 percent of the area of the
<br />TIB District is single family detached homes, with 1954
<br />the average year of construction. Overall, due to their
<br />average age, much of the TIB District's housing stock is
<br />dated.' There is a large amount of residential property
<br />along the corridor north of S. 139th Street that is visually
<br />and physically isolated because of the significant grade
<br />changes to either side of the right -of -way and the
<br />descent from the plateau to the valley. Commercially
<br />designated properties that exist north of S. 139th Street
<br />are small, isolated level areas or pieces of land benched
<br />into the hillside, making them difficult to redevelop.
<br />TIB is an important part of the local and regional
<br />transportation and circulation system. The TIB District
<br />has convenient highway access that allows for easy
<br />vehicular movement within, to, and from the corridor.
<br />The LINK Light Rail station is located at the intersection
<br />of Southcenter Boulevard and TIB, providing service to
<br />SeaTac Airport and downtown Seattle. The LINK Station
<br />is also served by a number of King County Metro bus
<br />routes, including two bus rapid transit (BRT) routes, one
<br />of which provides a frequent connection to the
<br />Southcenter, Burien and Renton areas and the Tukwila
<br />Sounder Commuter Rail /Amtrak Station.
<br />In addition to TIB, other key roadways in the study area
<br />are S. 130th and South 144th Streets and Southcenter
<br />Boulevard - connecting east -west arterials that link areas
<br />east of 1 -5 with areas west of 1 -5. The intersection of S.
<br />144th Street and TIB is an important crossroads and the
<br />location of the public /private mixed -use redevelopment
<br />project - Tukwila Village. Southcenter Boulevard
