City of Tukwila Jim Haggerton, Mayor <br />Department of Community Development Jack Pace, Director <br />INFORMATIONAL MEMORANDUM <br />TO: Planning Commission <br />FROM: Nora Gierloff, Deputy DCD Director <br />DATE: July 9, 2015 <br />SUBJECT: Hearing on Comprehensive Plan Glossary and Land Use Map Legend <br />ISSUE <br />These sections of the Comprehensive Plan need to be updated to align with the rest of the new <br />document. A public hearing on these sections will gather additional suggested changes. <br />BACKGROUND <br />While the Glossary and Land Use Map Legend sections are not elements of the Comprehensive <br />Plan they need to be updated to reflect how the document, state regulations and Tukwila's <br />zoning have changed over the past 20 years. We held off on these until all of the elements had <br />been updated so that they can reflect the final language and policy decisions. <br />DISCUSSION <br />The major edits to the sections involve: <br />• Editing the Glossary to ensure that terms and definitions are up -to -date and relevant to <br />the reader <br />• Removing specific density limits in residential designations to allow for greater Zoning <br />Code flexibility <br />• Adding TUC subdistricts developed as part of the subarea plan <br />• Changing the Tukwila South Master Plan Area to include a discussion of the Tukwila <br />South Overlay <br />• Deleting Transportation Corridors subarea and add Tukwila International Boulevard <br />• Deleting Tukwila Urban Center Mixed use Residential <br />• Deleting Tukwila Valley South Mixed Use Residential <br />Eliminating the density language in the Comprehensive Plan Designations will allow <br />development of zoning for residential housing types such as cottage housing without requiring <br />Comprehensive Plan amendments. Increased Zoning Code densities could also be a tool to <br />encourage redevelopment in specific areas. <br />ATTACHMENTS <br />A. Staff Draft of the Glossary <br />B.
