ATTACHMENT A <br />XI I& AM R <br />91V <br />CONSULTANTS <br />July 24, 2015 <br />City of Tukwila <br />Department of Community Development <br />6300 Southcenter Boulevard <br />Tukwila, WA 98188 <br />Re: WoodSpring Suites Tukwila, CPH Project No. 0128 -15 -002 <br />Design Consistency and Project Narrative for <br />Design Review and Shoreline Substantial Development Permit <br />City Staff and Board of Architectural Review, <br />Site Planning <br />Civil Engineering <br />Land Use Consulting <br />Project Management <br />This correspondence is provided to introduce the proposed WoodSpring Suites Tukwila project as <br />part of the accompanying applications for Design Review and Shoreline Substantial Development Permit <br />approval. The materials provided with these two applications are intended to demonstrate compliance <br />with applicable City of Tukwila zoning and development standards, including those of the Southcenter <br />Subarea Plan as they relate to the specific Tukwila Urban Center (TUC) zone. <br />PROJECT OVERVIEW AND DEVELOPMENT DETAILS <br />The project site is comprised of portions of two contiguous real properties totaling approximately 2.4 <br />acres within the Tukwila Urban Center (TUC) zone and Transit Oriented Development (TOD) district. More <br />specifically, the site is located at the northwest intersection of West Valley Highway (SR -1 81) and South <br />Longacres Way also known as 15643 West Valley Highway. The subject properties (King County tax <br />parcel nos. 000580 -0002 and -0004) are currently owned by the Nelson Family Trust. This Trust <br />ownership will remain with the project and the Applicant will develop the site and operate the proposed <br />hotel under the terms of a long -term, 100 -year land lease. <br />The project proposes to develop a new, multi -story extended stay hotel with associated surface <br />parking and formal landscape facilities over the majority of the western 1.6 -acre property (King County <br />tax parcel number 0005800002). The eastern property, King County tax parcel no. 0005800004, is <br />approximately 0.8 -acre and fronts the west side of West Valley Highway. It contains a historic home <br />and garage on its northern half, both of which will remain with the project. The southerly half of this <br />easterly parcel is mostly pasture, trees, and an encroaching barn. These existing features on the southern <br />area are proposed to be removed with the clearing and grading improvements for a new parking lot <br />that will serve the hotel as well as a small office currently operating at the historic home. <br />The WoodSpring Suites brand is new to the Pacific Northwest and the Tukwila site will be one of the <br />first in the region. This national hotel chain caters specifically to commuters and business travelers that are <br />in need of temporary housing with services and amenities for overnight stays typically longer than a <br />week. The prototype program for these hotels includes in -room kitchenettes, indoor exercise facilities, <br />and a small "market" area where food and other personal items can be purchased. The Tukwila <br />property includes a 4 -story hotel with 126 guest rooms oriented predominantly toward the adjacent <br />Green River at the westerly limits of the site. The building will have a modern appearance with exterior <br />and interior finishes and materials typical of the northwest character.
