COMPREHENSIVE PLAN AMENDMENT CRITERIA <br /> (TMC 18.80.050) <br /> Comorehensive Plan Amendment Criteria (TIVIC 18.80.010) <br /> The application shall specify, in a format established by the property'. <br /> 1. A detailed statement of what is proposed and why. <br /> Comprehensive Plan Amendment and Rezone. The proposal is to remove an approximately <br /> 0. 64 acre parcel south of Boeing Field in the City of Tukwila (see aerial photograph submitted <br /> concurrently with this application) from the Greater Duwamish Manufacturing-industrial <br /> Center (MICIH) and redesignate the site as Light Industrial (0). The proposal requires an <br /> amendment to the comprehensive plan land use map and a rezone. This 0.64 acre property <br /> was recently acquired by Sabey Corporation and was not part of the City of Tukwila 2007 <br /> Unified Grocer site rezone. In 2007, the City of Tukwila approved a Comprehensive Plan <br /> Amendment and Zoning Code Amendment for approximately 32 of the 62 acre Unified <br /> Grocer site. The remaining approximately 30 acres is adjacent, and because of City <br /> boundaries, is located in the City of Seattle. In 2009, the City of Seattle approved a 30 acre <br /> rezone from General Industrial to Industrial Commercial to make it closely compatible to the <br /> amended Tukwila zone. We are now asking that the only remaining area within the 62 acre <br /> site made up of 0.64 acres be brought to the some zoning classification. The attached maps <br /> will clearly show the TukwilalSeattle boundary as well as this 0.64 acre parcel. <br /> Potential Future Develonment. The proposal will allow for the future development of the <br /> entire property with Ll uses. The Ll zone permits a broader range of uses than currently <br /> permitted in the MICIH zone. These uses include office, retail, lodging, entertainment, and <br /> light industrial warehouse and manufacturing uses. While project-level plans have not been <br /> prepared, it is anticipated that a mix of these uses will be developed throughout this now 62 <br /> acre site. See conceptual site plan submitted concurrently with this application. <br /> 2. A statement of the anticipated impacts of the change, Including the geographic area <br /> affected by and the issues presented by the proposed change. <br /> The proposal will result in the following positive impacts to the City: <br /> Economic redevelopment The property currently has a vacant 8,000 sq. ft. office space and <br /> was used most recently as a site for Sound Community Bank. An economic study prepared <br /> for the proposal (ECONorthwest 2007) shows that there is on existing demand for the range <br /> of uses proposed under the LI zoning, Redevelopment of the site with a range of Ll uses will <br /> provide additional employment opportunities in the City of Tukwila as well as significant tax <br /> 101 <br />
