Pkwy. The site is also within 1.5 miles walking distance of Valley View Elementary School, <br />Bow Lake Elementary School, Valley View Library, Seattle Christian School, Chinook Middle <br />School, and Tyee High School. Regal Cinemas Parkway Plaza 12, Southcenter Square, and <br />Costco can all be found within 1.5 miles walking distance of the site. Moreover, the project <br />site is 1.5 miles walking distance from the SeaTac Link Light Rail Station, providing <br />connection north to the City of Seattle. <br />The proposal is also consistent with other near -by jurisdictions. Off-street parking <br />requirements for multifamily development are as follows: <br />• Federal Way <br />o 1.25 stalls per studio <br />o 1.5 stalls per 1 -bedroom unit <br />o 2 stalls per 2 -bedroom unit <br />(reference Federal Way Revised Code 19.205.040) <br />• Renton (attached dwellings outside of the Center Downtown Zone) <br />o Minimum of 1 parking stall per unit and a maximum allowable off- <br />street parking ratio of 1.75 parking stalls per dwelling unit <br />(reference Renton Municipal Code 4-4-80.F.10(d) <br />The proposed off-street parking standard is a reasonable standard to meet market demand <br />and has been adopted by other jurisdictions. The proposed standard is adopted as stated in <br />the City of SeaTac. As a result, the proposal will also provide a consistent development <br />standard across the full project site. <br />The proposed standard will provide adequate parking on site for project residents and will <br />not lead to an overflow parking condition in which residents need to park in nearby <br />neighborhoods. <br />We look forward to working with you and with the City of Tukwila.
