Except as otherwise provided, no modification or amendment of <br />this Lease Agreement shall be valid or effective unless evidenced by an agreement in writing <br />signed by both parties. <br />14. Termination. Lessor or Lessee may terminate this Lease at any time on or before the expiration <br />of the Lease term upon thirty (30) days prior written notice to the other party. <br />15. Applicable Law - Venue: Attorneys' Fees. This Agreement shall be governed by and construed <br />in accordance with the laws of the State of Washington. In the event any suit, arbitration, or <br />other proceeding s instituted to enforce any term of this Agreement, the parties specifically <br />understand and agree that venue shall be properly laid in King County, Washington.
