Motion passed. <br />Martinez opened the public hearing and swore in those wishing to provide <br />CASE NUMBER: <br />APPLICANT: <br />REQUEST: <br />LOCATION: <br />SEPA DETERMINATION: <br />L19-0051 (Code Amendment) <br />City of Tukwila <br />Zoning Code amendments to clarify that multifamily uses permitted <br />outright in the Tukwila South Overlay (TSO) include duplexes, <br />triplexes, fourplexes, townhouses, senior citizen housing, and assisted <br />living facilities for seniors. <br />TSO zone <br />Tukwila South Project Draft Environmental Impact Statement (DEIS) <br />was issued April 5, 2005. The Final EIS was issued on July 7, 2005. <br />An Addendum to the Final EIS was issued on September 23, 2005. <br />Lynn Miranda, Senior Planner, DCD gave the presentation for staff. She provided background <br />information. She said Segale created a master plan for the whole TSO area, and that master plan was <br />adopted in the development agreement. To implement the master plan the TSO Zoning Standards <br />were adopted in 2009. The TSO standards can be applied to any areas covered as part of the master <br />plan. She said the TSO overlay supersedes the underling zoning. She said although a variety of low <br />to high rise multifamily structures, including duplexes, triplexes, fourplexes and townhouses were <br />envisioned as part of the master plan when it was adopted, they were not listed as permitted uses when <br />the TSO zoning was adopted. Staff is requesting the PC forward a recommendation to the City <br />Council that TMC Table 18-6 be amended to allow townhouses, duplexes, triplexes and fourplexes as <br />a permitted use in the TSO zone with a requirement that these forms of multifamily dwellings are <br />
