Commissioner Martinez seconded the motion. Motion passed. <br />Chair Watters opened the public hearing and swore in those wishing to provide testimony. <br />CASE NUMBER: L20-0011 <br />PURPOSE: Design Review Public Hearing for construction of new 2 -story office and <br />warehouse building with associated site improvements. <br />LOCATION: 14027 Interurban Ave S <br />Max Baker, Senior Planner, DCD, asked the BAR the appearance of fairness questions. There were <br />no disclosures. Then he gave an overview of the design review process, background information, <br />design criteria, and staff's recommendations. The lot is composed of four parcels, and will be <br />consolidated into one, a lot consolidation permit is pending. If approved the project will receive <br />approval for a development permit after the lot consolidation is approved. Staff noted that a special <br />permission permit was previously applied for and approved to waive the 15' building setback from <br />the category 4 wetland buffer. The proposed project exceeds the minimum parking requirements; the <br />building design is well below the maximum height for the RCM district; and additional native <br />landscaping will occur within the wetland. Staff recommends approved of the project, with the <br />following condition. <br />Condition: The elevation of the trash enclosure will need to be submitted as part of the development <br />permits to ensure enclosures design is consistent with overall building design. <br />The BAR asked clarifying questions of staff. <br />Bruce McCain and Travis Ness, Hewitt Design Group, for the applicant, addressed questions for the <br />BAR. <br />Chair Watters made comments and inquiries regarding landscaping above the split rail fence, she <br />
