PROJECT INFORMATION <br />The City Council of the City of Tukwila will hold a vublic hearing on a Development Agreement <br />for the construction of a LEED certified mixed use building at 12909 East Marginal Way South. <br />The building will include 23 market based apartment units and nearly 2,000 square feet of <br />commercial space. Tenants for the commercial space may include a cafe, office or small retail <br />store. A total of 39 parking stalls will be constructed on site. As part of the project, the Developer <br />will install full frontage improvements along East Marginal Way South, which will include curb, <br />gutter, sidewalks, bike lanes, and undergrounding of overhead utilities. <br />As authorized by the Washington State Legislature, the City of Tukwila is considering allowing <br />the project to move forward under a Development Agreement. While the proposed project <br />appears consistent with the City's vision for the Neighborhood Commercial Center "NCC land <br />use category; the Developer has requested some deviations from the City's prescriptive code <br />requirements. Specifically, the Developer has requested the following: <br />1. Reduction in the minim parking required for the building; <br />2. Allow a small portion of the property that is zoned as Low Density Residential to be <br />developed under the standards for the NCC zone; and <br />3.
