Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />I 1 <br />A. Relationship to other Tukwila Codes <br />1. The provisions of this chapter apply to properties within the Southcenter Plan Area, shown in <br />Figure 1. <br />2. The provisions of this chapter shall modify the regulations and other provisions in TMC Title 18 <br />Zoning; provided that the regulations and provisions of the entire Tukwila Municipal Code (TMC) <br />shall apply when not specifically covered by this chapter; and, further, provided that where Title 18 <br />and the goals of the Southcenter Plan and this chapter are found to be in conflict, the provisions of <br />this chapter shall apply unless otherwise noted. <br />3. Areas within 200 feet of the OHWM of the Green River are subject to the regulations in the <br />Shoreline Overlay at TMC 18.44 which supersede this chapter when in conflict. <br />4. Areas meeting the definition of sensitive areas or sensitive area buffers are subject to the <br />regulations of Chapter 18.45 Environmentally Sensitive Areas and 18.54 Tree Regulations. <br />5. Alterations to nonconforming structures, uses, landscape areas or parking lots shall be made in <br />accordance with the standards in TMC Chapter 18.70. <br />6. Tukwila has adopted local amendments to the International Building and Fire Codes which should <br />be reviewed early in the development process, see TMC Title 16. <br />7. Boundary line adjustments, lot consolidations, short plats, subdivisions and binding site <br />improvement plans shall be subject to the requirements of TMC Title 17 Subdivision Code. <br />8. Signs shall be regulated according to Title 19 Sign and Visual Communication Code. <br />9. Public and private infrastructure must be designed and built in compliance with the standards <br />contained in the current edition of the Tukwila Public Works Department Infrastructure Design and <br />Construction Standards. <br />10. SEPA To be added. Washington State law regarding SEPA Planned Actions has recently changed <br />and staff is exploring other options to a Planned Action. <br />B. Intensification of Use <br />Maximum Block Face Length and Public Frontage Improvements are required when an <br />individualized assessment by the DCD Director determines that the improvements are reasonably <br />necessary as a direct result of the transportation impacts of a proposed development. <br />C. Pad Development, Expansions or Complete Redevelopment <br />1.
