Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />1. satisfies the urban design goals as stated in each Corridor Type's Purpose, requirements, and <br />description; <br />2. is designed to transition safely to the existing conditions at either end; and <br />3. enhances the streetscape of the site and adjacent development. <br />18.28.120 NEW STREETS <br />A. Purpose <br />1. New street regulations ensure the creation of an appropriate sized network of blocks, streets and <br />pedestrian paths that will support the envisioned future development. <br />B. Regulations <br />1. New streets shall be required when an individualized assessment by the DCD Director determines <br />that the improvements are reasonably necessary as a direct result of the proposed development. <br />New streets may also be provided voluntarily by a developer, or constructed by the City. <br />2. All New Streets <br />a. New streets shall be designed based on their Corridor Type. <br />b. New street locations must meet safety and spacing requirements, as approved by the Public <br />Works Director. <br />c. New streets may be publicly or privately owned and maintained, as approved by the Public <br />Works Director. <br />d. New streets shall connect with existing streets and be configured to allow for future extension <br />whenever possible. <br />e. Permanent dead ends shall not be permitted, unless the new street dead ends at a public <br />access point to the Green River. <br />f. In order to maintain the accessibility provided by the block structure of the urban center, <br />existing public streets or alleys may not be closed permanently unless the closure is part of the <br />provision of a network of new streets that satisfy all street regulations. <br />g. New alleys and passageways do not satisfy street provision requirements. <br />h. New streets are encouraged to be located along side property lines. These new streets may <br />require coordination with neighboring property owners in order to maximize the continuity of <br />the new street network. <br />i.
