Ground level pedestrian spaces shall be connected to public sidewalks and abut public rights -of- <br />way on at least one side. <br />b. Ground level pedestrian spaces shall be located where they are visible and easily accessible to <br />the public from adjacent sidewalks and avoid masses of shrubs around edges. The space shall <br />not be more than 2 feet above or below the adjacent sidewalk. <br />c. Pedestrian spaces shall be comprised of a greater proportion of hardscape (paved areas, <br />fountains, plants in pots), than softscape (grass or other landscape material). <br />d. Pedestrian spaces, except for passages, shall be a minimum of 500 square feet in size, and not <br />less than 20 feet wide. <br />e. Pedestrian spaces shall be located to take advantage of sunlight to the greatest extent possible. <br />South facing plazas are generally preferred, unless particular lot configurations prevent such <br />orientation. Site design features that create entrapment areas in locations with pedestrian activity shall be <br />avoided. <br />g. Development shall incorporate Crime Prevention Through Environmental Design (CPTED) <br />principles into open space site design. <br />h. Pedestrian spaces shall not be located adjacent to dumpster enclosures, loading /service areas, <br />or other incompatible uses unless fully screened with an architecturally consistent wall or solid <br />fence (no chain link) and landscaping. <br />Rooftop utilities shall be adequately screened and separated from rooftop pedestrian spaces <br />3.
