The scale and pattern of all development shall be governed by the standards and regulations <br />for the applicable District. <br />18.28.050 STRUCTURE HEIGHT <br />A. The minimum and maximum height of a structure shall be as specified by District or modified <br />by a special height overlay, see Table 2. <br />1. Structures oriented to Baker Boulevard shall have an average height at least as high as the <br />minimum listed in the District regulation chart. <br />2. A Special height overlay modifies the maximum height of structures to establish a special scale in <br />the specified locations. <br />B. Pond Edge Height Limit <br />1. Development located within 100 feet of the Tukwila Pond Park is not eligible for incentive height <br />increases. <br />2. The maximum height in this location shall be as specified by District <br />C. Public Frontage Improvement Height Incentive <br />1. As an incentive to provide public frontage improvements and /or new streets that are not otherwise <br />required under this code, allowable structure heights may be increased to the limits specified in <br />District Standards, Table 2, when: <br />a. Developers construct public frontage improvements along their parcel frontages on existing <br />streets, constructed to the standards of this Code; <br />b. Developers construct new 20 foot wide half streets with one side of public frontage <br />improvements, constructed to the standards of this Code; <br />c. The existing sidewalk width and configuration along a parcel's frontage meets or exceeds the <br />public frontage standard and, when averaged, the landscape width and street tree spacing <br />meet the required public frontage standard. Additional sidewalk width may substitute for an <br />equal area of landscaping. <br />d. In order to take advantage of this incentive the public frontage improvements must start and <br />stop at property boundaries, intersections or traffic signals and transition safely to neighboring <br />conditions. <br />2.
