Shopfront Standards <br />1. The Shopfront Frontage Type defines the primary treatment for ground -level commercial uses <br />oriented to display and access directly from the sidewalk. Shopfronts are built up to the back of the <br />sidewalk, and any setback areas must be treated as extensions of the sidewalk space. Close <br />proximity to high volumes of pedestrian traffic make attention to craft and visual interest within <br />the storefront fagade important. <br />2. Shopfront treatment is required by Corridor Type, see Figures 3 -10. <br />3. Each Shopfront tenant space must contain at least one primary building entrance. Entrances are <br />constructed at sidewalk grade (see the Southcenter 4 ~vl +_iv± Design Manual for additional <br />standards and guidelines for entrances). <br />4. Transparency. The shopfront shall have clear glass windows framed within storefront pilasters and <br />a base. Shopfront massing regulations include a minimum transparency requirement for the area <br />between the height of 2 and 7 feet along the length of the building fagade facing the street or <br />public sidewalk. A minimum 3 foot zone behind the window glazing must provide an unobstructed <br />view of the establishment's goods services.
