Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />18.28.240 GENERAL LANDSCAPING <br />A. General landscaping requirements and guidelines are applicable to setbacks, public frontage <br />areas, ooen soace, and other areas on- premises. These regulations address plant materials and <br />design, visibility, irrigation, landscape plans, utility and service areas. <br />B. General Landscaping Requirements <br />1. Plant Materials <br />a. A mix of evergreen trees and evergreen shrubs shall be used to screen blank walls. <br />b. All plant material shall meet the most recent American Standards for Nursery Plant Stock (ANSI <br />Z60.1). No species that are listed on the State or King County noxious weed lists may be <br />planted. <br />c. Evergreen trees shall be a minimum of 6 feet in height at time of planting. <br />d. Deciduous trees shall be a minimum 2.5 inch caliper six inches off the ground when installed. <br />e. Shrubs shall be at least 18 inches in height at time of planting. <br />f. Existing vegetation may be used to meet the perimeter landscaping requirements. All <br />significant trees located within any required perimeter landscape area which are not dead, <br />dying, or diseased and which do not pose a safety hazard as determined by the DCD Director <br />shall be retained and protected during construction with temporary fencing. The area <br />designated for protection will vary based on the tree's diameter, species, and age. Property <br />owners may be required to furnish a report by an International Society of Arborist (ISA) <br />certified arborist to document a tree's condition. The DCD Director may require that an ISA <br />certified arborist be retained to supervise tree protection during construction. Grade changes <br />around existing trees are to be avoided whenever possible. <br />g. New plant materials shall include native species or non native species that are drought tolerant <br />and have adapted to the climatic conditions of the Puget Sound Region. <br />h. No species that are listed on the State or King County noxious weed lists may be planted. <br />i. Plant materials shall be selected that reinforce the landscape design concept, and are <br />appropriate to their location in terms of hardiness, tolerance to urban conditions, maintenance <br />needs and growth characteristics. <br />2. Visibility <br />a. Deciduous trees shall be used to allow visual access to entryways, signage and pedestrian use <br />areas <br />b.
