Pedestrian spaces shall be comprised of a greater proportion of hardscape (paved areas, <br />fountains, plants in pots), than softscape (grass or other landscape material). <br />d. Pedestrian spaces, except for passages, shall be a minimum of 500 square feet in size, and not <br />less than 20 feet wide. <br />e. Pedestrian spaces shall be located to take advantage of sunlight to the greatest extent possible. <br />South facing plazas are generally preferred, unless particular lot configurations prevent such <br />orientation. In no cases are pedestrian spaces permitted to be only north facing. <br />Figure 26 Pedestrian Spaces <br />f. Site design features that create entrapment areas in locations with pedestrian activity shall be <br />avoided. <br />g. Development shall incorporate Crime Prevention Through Environmental Design (CPTED) <br />principles into open space site design. <br />h. Pedestrian spaces shall not be located adjacent to dumpster enclosures, loading /service areas, <br />or other incompatible uses unless fully screened with an architecturally consistent wall or solid <br />fence (no chain link) and landscaping. <br />i. Rooftop utilities shall be adequately screened and separated from rooftop pedestrian spaces. <br />3. Pedestrian Passage Design Requirements <br />a. A passage shall serve as a pedestrian connector passing between buildings to provide shortcuts <br />through long blocks and access to rear parking areas or courtyards. <br />b. Passages shall be paved and landscaped, and specifically reserved for pedestrian travel. <br />c. Passages shall be a minimum of 10 feet and a maximum of 30 feet wide. <br />d. The design of the passage shall encourage pedestrian circulation.
