AttachmentA <br />Proposed Red Lobster Restaurant <br />Southcenter Mall <br />Tukwila, WA <br />PROJECT NARRATIVE <br />This request is for the Design Review of a proposed new Red Lobster Restaurant, with full liquor <br />service. This will be a new building on a pad of the Southcenter Mall, north of the Macy’s, in the <br />existing parking lot. <br />The Red Lobster is a full service, family-style restaurant and the use is in keeping with the other <br />restaurants and retail uses within the area. It will employee approximately 25 persons on the <br />highest shift and the hours of operation are 11:00 AM to 11:00 PM, seven days a week. <br />RELATIONSHIP OF STRUCTURE TO SITE <br />: <br />The proposed site is to be located on an existing parking field, adjacent to the proposed Seasons <br />52 restaurant, which is a sister store to Red Lobster. The new project will primarily be replacing <br />asphalt. The building will be visible to Tukwila Parkwayto the north and to the Souhtcenter Mall <br />to the south. The two restaurants will be within easy walking distance of each other. <br />RELATIONSHIP OF STRUCTUREAND SITE TO ADJOINING AREA <br />: <br />The proposed site has been located with coordination between the restaurants, Westfield Mall <br />and Macy’s (the underlying owner of the property) and is part of a long term ground lease. The <br />area involved has been historically a lightly-used area of parking. The new restaurant uses will <br />provide new vibrancy to the immediate area, and to the overall mall development. Provisions <br />have been made to connect pedestrian to public access locations. Additionally, patrons parking in <br />betweenMacy’s and Red Lobster will be able to access both uses on foot, if they desire. <br />LANDSCAPE AND SITE TREATMENT <br />: <br />Landscaping adjacent to the building will provide a pleasant pedestrian and waiting area for <br />patrons. As with all Red Lobster locations, landscaping will be well maintained to enhance the <br />image of the site. There will be a net increase in the amount of landscaping currently provided in <br />the existing parking field. <br />BUILDING DESIGN <br />: <br />The design and style of the proposed Red Lobster seafood restaurant is inspired by the traditional <br />architectural elements of America’s north Atlantic shores. The building features materials <br />reminiscent of those used in the small harbor towns such as shake siding, slate roofing, extensive <br />use of wood trim, and field stone accents. Lap siding, painted burgundy, provides the canvas for <br />the architectural features which provide interest and define the New English style of the building. <br />57 <br /> <br />
