The structural detailing and roof framing observed in this type of construction appears to have met the current standards at that time. However, building code and allowable design strengths for wood construction have changed in the last 25 years. This seismic weight associated with the (3) new roof top mechanical units poses no significant structural impact to the existing building. However, it appears that at least some new roof members will be required to support these units. The failure of two 4x14 purlins (located at the west end of the building) appear to be caused by poor lumber grading at the factory (bad knot location) and failed during service loading. These members represent a risk to the building occupants and must be replaced or retrofitted with other structural members. The original code - required wall anchorage detailing requirements are significantly less than current standards, specifically, the concrete walls are not adequately anchored to the roof. The lack of wall anchorage represents a real and significant seismic risk to the building and occupants. Although the City may not require a retrofit for this item, an earthquake could easily result in partial destruction of the building. We suggest that the owner consider . a seismic upgrade of some or all of the building based on their own risk- assessment (related to the loss of business impact associated with the damaged facility).
