In addition the "Footing Schedule' on page (2) shows reference keys but do not refer to anywhere on the plans. Review plans to ensure all reference keys and tables are clearly referenced or remove those, which are not applicable. (IRC R106.1) 2 The footing detail shown on page (7) shows 2 "x2" washers. Revise detail to show 3" x 3" x W washers to meet current code requirements. (IRC 403.1.6) 3 The plans show some point loads or post, which have no clear reference or key reference. Review plans to ensure all post or point loads and beams are called out or clearly referenced. 4 The engineering packet makes reference to "Noble Residence ". The scope of work has changed since the pervious permit D04 -384 for the Noble Residence. The engineering provided shall refer to the current owner /residence, scope of work and plans. 5 General Notes make reference to the 2001 energy codes. Revise notes to reflect the current 2004 WSEC and WSVIAC energy codes. In addition, the notes sheet is difficult to read as a result of apparent ink smudging. Submit new sheet where the construction documents shall be sufficient in clarity. (IRC R106.1) 6 The site plans shall show footing drains and where the footing drains shall connect to existing footing drains or disburse to a discursion pit. Footing drains shall not connect with any downspout drains. The intent is that groundwater will not accumulate in the crawl space. Should there be questions concerning the above requirements contact the Building Division at 206 -431 -3670. No further comments at this time. This system uses perforated 1 pipe packed in gravel to accept water from the footing and surrounding soil. This uses a trench deep and wide enough to completely surround a 4" perforated pipe with a bed of clean 5/8" pea gravel. In this project, we installed two catch basins in the front and in the rear of the yard to allow water to infiltrate into the ground. The exact locations and dimensions of the basins are illustrated on the attached "Exhibit A ". The cross section illustration is on the attached "Exhibit B ". This is how the drainage system was installed: 1. Dig a 3' deep trench to each of the catch basins. Each basin is 6' wide and 8' deep. 2. Line the bottom of the trench with a bed of 5/8" pea gravel 2" deep. Place water permeable filter cloth over the gravel. 3. Place the perforated 4" drain pipe with filter fabric alongside the footing and place 2" of 5/8" pea gravel cover over the pipe. Also surround the sides of the pipe with 5" of 5/8" pea gravel so that the pipe is completely embedded. 4.
