Strapping shall be at points within the upper one -third and lower one -third of the water heater's vertical dimension. (IBC 2308.9.3) (IBC- 2308.3 & 2308.3.4) 3 Provide a detail that will illustrate the method for foundation connection from the existing house foundation to the new foundation. Provide hardware type, size and spacing on the plans. 4 The relative flat lot topography and uncertain soil conditions, requires that additional plan detail show how the footing/crawl space drain system will function to prevent the accumulation of water in the crawl space. This may be accomplished with lot plan cross section that demonstrates the gravity flow will discharge water away from the crawl space, or a soils report that identifies how the soil conditions could otherwise disperse any footing or crawl space water.
