We would like to apply for this installation, as a revision to the Tenant Improvement Permit D04 -198 as long as it does not delay the permit issuing time. If following would cause a delay in permit issuing, then we would like to apply for separate Public Works Construction Type C Permit with providing a bond for 150% of the design and backflow installation cost and a, letter of intent to install it by certain date. The schematic design of RPPA ,-ssembly and its proposed location are shown in attached drawings. More and more designers, utilities and contractors are putting the BFP "at the curb' to eliminate the problems encountered in equipment rooms (no room, cosily floor space, drainage constraints, . ,) and pits (Confined Spaces, flooding, accessibility...). Engineered features such as heater sizing (for freeze protection), drain sizing, service access and rigid construction make the Hot Boxy the Permanent solution to the problem of backflow preventer protection, ASHRAE, Chapter 22.15 is used for heater calculations, CODE COMPLIANCE The Hot Hox' is designed to accommodate backflow preventer installations guided by AVWIlA, ASPE, NFPA and ASSE. Heat, drainage capacity, testing accessibility, removallreplacement and long life are some of the advantages of a Hot Sox" installation over those inside or in pits. o Certified IMPROVED AESTHETICS The sleek aluminum surface or marine quality fiberglass of the Hot l3ox finishes the job with greatly improved aesthetics for the property owner. DESIGN FLEXIBILITY Standard enclosure sizes for typical applications are stocked at various locations around the U.S. But, what if your installation is not typical ?? Strainer? Meter? Dual Installation? No problem!l We do them every dayll Call our design department for your individual application. INSTALLATION Your Hot Sox& arrives at the job site requiring only minimum assembly and installation on a concrete slab. Contractors like the ease of Installation compared to typical °kit' type enclosures. No wood supports, panels or hardware to assemble at the site makes Hot Boe the only choice for low cost installation and durability, WHY BOTHER WITH A PIT ? ?? We checked the existing building heat -loss envelop by original approved drawings, which we received from City of Tukwila archives and on the site. The roof insulation is R -21 foil insulation, exterior walls — concrete tilt -up panels with 2x8 furring and R -11 insulation. (See attached copies of typical details) Store front windows are assumed U =0.6, Floor concrete slab on grade beam with 1" Expanded polystyrene rigid perimeter insulation, assumed R -5 So proposed are 12 skylight with u value U =0.52 Existing and proposed insulation are shown now on sheets Al, A2. Also see revised envelop calculation. (attached) 2. A note "All panels of overhead glazing per U.B.C. section 2400" added to skylight detail. 3. The EXIT sign at the door from main hallway entering Manufacturing area is removed. We believe that these corrections should satisfy all of the issues identified during building review and inspections. If you have further questions, or need additional information, please call. PERMIT NO: D04 -198 PLAN REVIEWER: Contact Joanna Spencer at (206) 433 -0179 if you have any questions regarding I the following comments. 1) In accordance with Washington State Department of Health guidelines for Group A Public Water Systems, Public Works has implemented a cross - connection control program to protect the public water system from contamination via cross connection. The program requires elimination or control of any cross - connection between the distribution system and a consumer's water system by the installation of an approved backflow device. Since this project includes alterations to the existing plumbing system, the entire plumbing system must be brought up to the current standards as set forth in the Uniform Plumbing Code including installation of an approved backflow prevention on the fire line, irrigation line and the water supply to the building. The City has determined that a deficiency exists on the domestic water supply line. 2) A Reduced Pressure Principle Assembly (RPPA), previously called a Reduced Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the permanent water meter located in the landscape area above the concrete sidewalk along West Valley Highway. Installation at another location requires the Public Works Director's approval. The RPPA shall be installed in a Hot Box or equal freeze protection enclosure anchored to a concrete pad. A power supply shall be provided for the Hot Box. Please note that a separate letter was mailed to the building owner addressing the backflow issue. The Public Works Director will withhold issuance of this Tenant Improvement permit until the Permit Center receives plans for domestic water backflow installation or a bond for 150% of the design and installation cost of subject backflow device together with a letter stating the installation by a certain date. Tenant Improvement permit application Application M D04 -198 Plan Reviewer: Ken Nelsen, Senior Plans Examiner A general Building Division plan review has been completed on the subject project. Please address the following comments in an itemized format with revised plans, specifications and/or other applicable documentation. The addition of the 14 new skylights will reduce the energy efficiency of the existing building. The plans documents do not provide complete evidence the existing building is insulated to the "U" values noted on the submitted Envelope UA Calculation form. For example, there are no plan details showing new or existing insulation for the skylight framing or other existing areas. Provide additional insulation detail as necessary. 2. A note shown with skylight detail 7 -A2 states, "lower panel to be tempered glass ". The referenced note should include all panels of overhead glazing per U.B.C. Section 2400. 3. The exit sign shown at the door from the main hallway entering the Manufacturing area should be removed from the plans. Should there be questions on this requirement, feel free to contact the Building Division office at 206 -431 -3670. No further comments at this time.
