Box 31509 Seattle, WA 98103 RE: Water Damage to Warehouse /Office Building at 745 Andover Park East Dear Mr. Hansen: m m h consulting engineers eRk n 09. 1 °5 WICK r ;J►:z _ i On September 20, 1985, your office requested that our firm visit the above referenced site to observe the damage created when an 8 inch sprinkler main broke about 10 feet underground, just outside the west wall of the building. The water pressure blasted a hole under the exterior wall and eroded an eight foot deep hole under the slab inside the building. The water pressure broke a hole through the slab just inside the wall and flooded the entire building. After a brief site visit and discussion with Bill Grondahl of Walsh -Wick, I gathered the following information: 4,Jr 006 1. Bill said that the water was flowing for about before it was shut ld off, and that the water covered the entire building o a depth of one or two inches. The water left a heavy layer of silt throughout the building, that varied from up to 1/2 inch deep near the break, to a trace at the far end of the building. 2. A fire official said that water was flowing up through the slab about 75 ti feet east of where the break occurred. It was flowing out at an area where the slab had previously patched with a 12' x 12' 4 -inch slab. 3. A truck driver reported that when he drove over the patched area mentioned in item 2, the slab cracked and settled. This, along with the fact that water was coming out through the slab at this location, raised fears that the water had eroded a trench under the slab from the sprinkler main to the patched slab. 4. Walsh -Wick had drilled several two -inch holes through the slab to check for voids, but none were found. 5. The slab had been removed over the two footings closest to the sprinkler main and the earth around the f otio�„ ino__s,�had not been disturbed. 7. A survey of the slab elevation was made and it was found that the slab near the break was almost 2 inches higher than the rest of the building. Gradually sloped down until it was at a constant elevation beyond about 40 feet east of the sprinkler main and about 20 feet north or south of Using the information listed above, we concluded that the wat- did not •• .n serio u fin& other than the ob age to s a an su ase. We a eve tat almost all of the water that got into the building flowed through a four foot hole broken in the slab right at the sprinkler main. A 70' x 70' area of the slab was lifted by the hydrostatic pressure (less than one psi was required) as water followed a path between the bottom of the slab and the subbase. We believe that the slab lifted up and then settled back down without any damage except for some cracking caused by rack and storage loading and to some holddown capacity at the columns. Except for within 30 feet of the sprinkler, we believe that the water flow under the slab was too slow to shift the subbase material and that the slab settled back down exactly as it was. Near the stand pipe higher elevations indicate that material was washed under he slab while it was lifted. Unless other information is found to indicate the subbase has been eroded, we recommend the following action: 1. Backfill the hole eroded by the water in eight inch lifts thoroughly compacting each lift. 2. Remove the floor slab where it has been raised above the typical floor elevation and replace it with a new 5 -inch slab. The construction joint should have #4 dowels at three feet on center and the slab should be reinforced with 6 x 6/W2.9 x W2.9 WWF. 3. The remaining new cracks outside of the area will reduce the performance of the slab over its lifetime. The only way to bring it back to its original serviceability is to epoxy grout the, new cracks. We recommend the work be done by Adhesive Engineering Co. of Renton, Washington. 4. The old patched slab about 75 feet east of the stand pipe should also be replaced as in item 2.
