You are advised to prepare your case, in detail, and present all evidence relating to this petition at the time of the.scheduled hearing. Very truly vaurs_ Building Code Board of Appeals requested by Vanderlip & Company on job at 365 Upland Drive, Amfac Fluid Power. Note: Hugh S. Ferguson Co. is contractor of record on Permit #2655. Uniform Building Code Question: Is the intent of the code met by using minimal non -load bearing criteria in a 26-27 foot high required 1 -hour separation wall between an H-2 manufacturing/repair occupancy and a B-2 warehouse occupancy that will potentially be subject to other stresses. Case: 6" 20 guage metal studs at 24" O.C. which, by engineering developed by Devco Engineering, Inc. for manufacturer Grabber Construction, qualify to carry a maximum load of one layer 5/8" wall board each side. This par- ticular occupancy involves metal parts and pumps, handled by forklifts that potentially may subject the wall to accidental bumps. Requirement Made: Use of one row of stablizers or stiffening rods so that any concussion will be spread over several studs, providing the stability of lessened give of larger wall area, as opposed to possible give of one stud at point of impact and rupture of fire separation wall. Option given: Submit signed engineering that the assembly was adequate. In a long distance telephone call, Neal L. Peterson, Engineer of Devco, stated that they had developed the application charts for Grabber Construction and that the only criteria addressed were height, spacing and weight of wall board, with no allowance for any additional loads or stresses. He declined to address this particular situation in greater depth than that. September 30, 1983 Original submission to plan check found to be incomplete. October 7, 1983 Revised plans submitted. October 11, 1983 Additional information requested to be able to plan check. October 28, 1983 Adequate plans received and approved. November 16, 1983 Framing inspection revealed framing completely covered by wall board both sides. Requested expo- sure of framing in a typical area. ".<VViLA On November 16, 1983, Ms. Cronk of your Building Division informed us the we had failed the framing inspection on the above referenced project. We failed due to not having not requested an inspection prior to covering the framing. On November 17, 1983 we removed certain pieces of GWB for Ms. Cronk to proceed with her inspection. Ms. Cronk then rejected our framing, stating we needed draft stops @ 10' O.C. all walls. (See enclosed correction notice.) After researching the UBC 1982 Edition, we informed MS. Cronk that fireblocking was not necessary in this wall system. She then agreed. Ms. Cronk in now stating that we are lacking the appropriate wall stiffeners for lateral movement. We checked the approved drawings and our metal stud manual and found that @ 5 PSF @ L/120 (no wind factor and one layer of 5/8" GWB on each side), no stiffeners are required for 6" 20 gage metal studs @ 24" O.C.. After submitting this informatio to Ms. Cronk, she then informed us that the lateral movement in question was the possibility of a pallet or fork lift bumping the wall, therefore we still did not pass inspection. Ms. Cronk suggested that we supply her with a letter from a Washington State Engineer supporting the construction application of the metal studs on this project. On November 28, 1983, we received a letter from Neal Peterson of Devco Engineering. I presented the letter to Ms. Cronk on November 29, and she rejected it stating it did not address the issue. We have an obligation to our customer to complete this project within a certain time frame, therefore on December 3 we proceeded with the corrective measures Ms. Cronk had advised us would bring our framing up to code. We would like to inform you that we are requesting a hearing per UBC section #204 that provides for a Board of Appeals to review the suitability of alternate materials and methods of construction and to provide reasonable interpretations of the Uniform Building Code. 14856 N.E. 95th St. - Redmond, WA 98052. (206) 885-4110 VA -N D -EC -*216J P ENGINEERING INC =_NGINEERING. PLANNING, SURVEYING, CONSTRUCTION MANAGEMENT November 23, 1983 Mr. Jim Dunham Vanderlip and Company 14856 NE 95th Street Redmond, Washington 97052 RE: Anfac Project 365 Uplands Drive Dear Mr. Dunham: This letter is written in response to our telephone conversation concerning the referenced project. Based on the height of installation of 26 to 27 feet, the 6"WC 20 gauge member at 24" o.c. is acceptable for an interior use with.a 5 psf. As you indicated, there is 5/8 inch gypsum wall board attached to each flange which provides the lateral stability required to prevent rotational twisting of the wall stud. The attachment of the wall board meets the requirements of Section 5.1 of the American Iron and Steel Institutes "Specification for the Design of Cold -Formed Steel Structural Members". It is not uncommon that horizontal bridging at the mid -point is required in addition to the wall board. This relates to the building code which requires horizontal blocking for wood wall studs. This is not the case for metal wall'studs, as the gypsum wall board. supplies the required stability. Ou--t< i rm has been involved i n the light gauge metal structural' member design since 1974. We currently provided the structural engineering required for Grabber Construction Supply in Seattle, Washington. If you or the building department involved with this project have any questions concerning the application of light gauge cold rolled metal products to the building industry, please do not hesitate to contact this office.
