AGENDA ITEM INTRODUCTION The applicants are re- questing approval of the site layout and architec- tural concept for a single -story office build- ing. Development review is mandated by provisions of the "C -M" (industrial park) zoning district. DISCUSSION A) SITE You will note that site plan Exhibit "A" depicts both an office building and a 70,000= sq. ft. warehouse as part of the proposal. However, only the office building - is under considera- tion at this time. CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT TMC Section 18.56.055 requires a 15' wide landscaped area on each thoroughfare frontage of the site (less a 6' wide sidewalk as required by Ordinance 1158). The applicants satisfy this requirement if the Board accepts the site plan as drawn, showing a portion of the land- scape and sidewalk improvements situated within the public right -of -way. After reviewing Exhibit "A ", the Public Works Department suggests eliminating the two spaces closest tothe northeast corner of the site to reduce conflicting vehicle movements with traffic entering the property from Andover Park West. B) ARCHITECTURE Staff has no particular concerns about the proposed architectural con- cept. RECOMMENDATION Page -2- Staff.Report McCann .427 Staff recommends that the develop ent plan set for McCann .427 (office building only), as depicted on Exhibits "A' and "B" be approved according to the following conditions: 1) That the two parking spaces depicted on Exhibit "A" closest to the north - east corner of the site be eliminated and replaced with landscaping. 2) That the applicant shall present a definitive landscape plan for the project for staff approval prior to issuance of construction permits. All planting areas shall be served by automatic irrigation equipment as approved by the Dept. of Public Works. Planting areas adjacent to the project's street frontages shall be landscaped with materials similar in specie and growth habit to those existing on the easterly frontage of the property immediately north of the subject site. site plan EXHIBIT PLANNING DEPT floor plan MC /blk City of Tukwila Alfred Croonquist, Architects 1322 Sixth Avenue Seattle, WA 98101 Attn:' Tom Croonquist Planning Division 6200 Southcenter Boulevard Tukwila, Washington 98188 433 -1845 Office of Community Development Subject: McCann Projects 427-428 19 February 1981 Per our telephone conversation this morning, I understand that your clients have elected not to pursue this project, at least for the time being.
