Parking: 22 August 1979 BUILDING PERMIT PLAN CHECK - McCANN PROJECT 294 TENANT IMPROVEMENT a. Per "CM" Ord., office space proposed is assessed for off - street parking at rate of 3.1 spaces /1,000 sq. ft. G.F.A. = 2.3 spaces additional parking required to complete this project (Section 18.56.160 TMC). b. Total on -site parking for building E should equal 102 upon com- pletion of proposed tenant office space; applicant should submit a comprehensive parking lot layout detailing location of following: (1) 100 stalls for proposed warehouse use as required by Planning Commission approval for basic project granted. (2) 2 additional stalls for proposed office conversion. (3) Additional parking for all existing office uses within the building @ 3.1 spaces /1,000 sq. ft. G.F.A. less 1 space /1,000 sq. ft. The Commission approved the plans with the following stipulations: 1. Architectural screening of roof - mounted equipment. 2. Provision of 200 useable parking spaces. 3. Planning Commission approval of detailed landscape plan prior to issuance of occupancy permit. Mr. Crutchfield read the staff report explaining the site and elevation drawings for the proposed multi - tenant warehouse. Mr. Jack Link, representing the applicant, noted the building is designed for multi- tenancy and occupants are unknown at this time. Assured the Commission that 100 useable parking spaces will be provided as tenants are identified. Motion by Mr. Sowinski, seconded by Mr. Bowen and carried to approve the develop- ment plans subject to the following stipulations: 1. Architectural screening of roof - mounted equipment. 2. Provision of 100 useable parking spaces. 3. Planning Commission approval of detailed landscape plan prior to issuance of occupancy permit. Commissioner Richards returned to the Commission table. E. Development Plans: Farwest Garments Mr. Crutchfield read the staff report explaining the location of the project and its site and elevation drawings. Mr. Keith Maehlum, Architect, explained the exterior treatment will be painted concrete, aluminum store front; architectural screening of roof - mounted equipment will be provided; and revision required as a result of Shoreline Program should be no problem since an excess of parking is provided. Mr. Ed Hunt, McCann Construction Company, noted the property line on the site plan indicates the inside top edge of dike. Thus, there should be no problem in con- forming to the Shoreline Program. Also noted the curb cut revisions recommended by staff would be an improvement to the site plan. Upon inquiry from the Commis- sion, Mr. Hunt assured the Commission no retail activities would occur. Motion by Mrs. Avery, seconded by Mr. Sowinski and carried to approve the devel- opment plans with the following stipulations: 1. Curb cuts be modified in accordance with the staff recommendation. 2. No parking shall be placed within the river zone, as defined by the Shoreline Program. 3. The river zone shall be treated in accordance with the Shoreline Program; to be included in a detail landscape plan. 4. Planning Commission approval of a detailed landscape plan prior to issu- ance of Occupancy Permit. 5. Exterior treatment complement surrounding developments. . ( 7 CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT 27 April 1978 AGENDA ITEM l...Q_ Development Plans: Project #294 (Roping) 8:00 P.M. A reduction of the site and elevation drawing is attached. The proposed building is the last of 5 multi- tenant warehouses situated immediately south of the Upland Industrial Park. The bulk of parking (59 spaces) is provided along the building front and may be in conflict with truck doors. Landscape strips (2) are provided along the building front to break the length of the building. Exterior treatment is typical of the existing 4 warehouses: painted concrete, metal canopy, aluminum frame store front for tenant entires, and painted truck doors. Painting is indicated to be similar to Project #293 situated immediately east of the proposed structure. Staff recommends approval of the development plans subject to the following stipulations: 1. Architectural screening of roof - mounted equipment. 2. Provision of 100 useable parking spaces. 3.
