grant the variance from Chapter 18.56.040 subject to
arrangement of a developer's agreement suitable to the
Director of Public Works. •
ARCO Sign Review
Mr. Hansen read Staff comments explaining that the proposed
sign does not conform with the Sign Code.
Mr. Kenneth Flynn, ARCO, withdrew his request for approval
as he did not wish to create controversy.
Public Hearing - Rezone - King County Transfer Station
Mr. Hansen reminded Commission the Public Hearing for this
matter has been readvertised for 31 January 1974, next
Thursday.
Public Hearing - Variance - Hall
Mr. Hansen read Staff comments and advertisement.
Chairman Mettler opened the Public Hearing at 9:02 p.m.
No one was present to speak for or against the request.
Chairman Mettler closed the Public Hearing at 9:04 p.m.
Mr. Lamb noted the condition of the existing facility and
regarding the proposed development as a vast improvement
over the present operation.
Motion by Mr. Lamb, seconded by Mr. Link and carried
to grant the variance from Chapter 18.56.040 as the shape
of the property prohibits dedication of additional
right -of -way and the nature of the proposed facility will
not generate a burdensome amount of traffic.

Chairman Mettler opened the Public Hearing at 9:10 p.m.
Mr. Carlisle Jensen, Architect, noted he has oriented
trunk loading and parking to the side and rear of the
building so that the front may be landscaped and not used
for parking. This would enhance the development.
Staff noted that Treck photographic, directly across
from proposed site, is setback 25 feet instead of 50
feet. Also pointed out that the location of the property
is at end of a sub - standard street and. proposed arrange-
ment offers most pleasant development.
No one else was present to speak for or against the
request. Chairman Mettler closed the Public Hearing at
9 :14 p.m.
Motion by Mr. Zepp, seconded by Mr. West and carried to
grant the variance from Chapter 18.32.030 (c) as the City,
in effect, had granted a variance to Treck Photographic
when the City Council accepted dedication of a sub-
standard street.
BOARD OF ARCHITECTURAL REVIEW:
Site Plan - Lincoln Properties
Mr. Hansen read Staff comments and letters from Public
Works Director and the Fire Department.
Tom Sconzo, Architect, submitted a revised site plan
complying with parking requirements whereas original
plan did not. Requested Commission approve at least
the Doce's and restaurant portion of the site plan.
Motion by Mr. Zepp, seconded,by. Mr. Link and carried to
approve the Doce's and restaurant portion of the revised
site plan subject to compliance with condition stipulated
by Public Works Director and Fire Department.
Site Plan Rath Packing Company
Mr. Hansen read Staff comments.
Motion by Mr. Link, seconded by Mr. Lamb and carried to
approve the site plan subject to submittal of landscape
plan.

requirements and a permit was issued for construction. The owners had
internal financial difficulties and the construction was delayed. Since
the street has now been dedicated and since the property acress the street
to the south has the identical setback, we feel a hardship to not build
according to that which our neighbors enjoy.
