PERMIT FOR
SHORELINE MANAGEMENT SUBSTANTIAL DEVELOPMENT
Development shall be undertaken pursuant to the following
terms and conditions:
1. The issuance of a license under the Shoreline Manage-
ment Act of 1971 shall not release the applicant from
compliance with federal, state, and other permit require-
ments.
2. This permit may be rescinded pursuant to Section 14(7)
of the Shoreline Management Act of 1971 in the event the
permittee fails to comply with any condition hereof.
3. A construction permit shall not be issued until forty-
five (45) days after approval by the City of Tukwila
Planning Department or until any review proceedings
initiated within this 45 day review period have been
completed.
4. Pursuant to Section 14, Chapter 286, Laws of 1971 Extra
Session, the City of Tukwila has taken the following
actions:

A. This permit shall constitute a "Master Permit" for the entire
Southcenter South Industrial Park subject to the stipulations
• of application Exhibit "B ".
B. Any variation from Exhibit "B" shall require approval by City
of Tukwila or a Shoreline Permit separate from this Master
Permit.

1. Applicant declares this to be a master application for
a single master permit covering the entire shoreland area of South -
center South Industrial Park as shown on the attched site plans
drawn by Harstad and Associates, Sheets 1 through 3, dated August 1975.
2. The industrial park shall consist of that area depicted
in page 1 of the attached site plans referred to above.
3. For purposes of this permit, which is pursuant to the Shore-
line Management Act and the State Environmental Policy Act, the juris-
diction of the Shoreline Management Act shall extend to all points
of the "Shoreline Area" shown on page 3 of the attached' site plans.
4. In the event of a conflict between the attached site plans
and this text, the written text shall control.
5. As applicant desires to develop construction or works within
the shoreland area, he will bring to the City of Tukwila site plans
for each specific project, which shall then be attached to the master
permit and become a part of that permit. Said site plans shall be in
detail as is required for an original application. If it shall be
determined that an individual project is not within the scope of
development, as herein described, then said project shall not be a
part of the master permit and separate application for a substantial
development permit must be made for that project.
6. Regardless of the construction or works mentioned anywhere
in this application, there shall be no development other than as
specified as follows herein, anywhere within fifty feet of the mean
high water mark of the Green River, for the entire distance of the
industrial park.

7. Development of Shoreland Area: Page 3 of the attached site
plans depicts an area identified as a "Shoreland , Area ". Development
of this area shall be in conformance with the City of Tukwila Shoreline
Master Program, insofar as it may be ascertained, and the City of
Tukwila zoning. A north -south row, of buildings will be located
adjacent to the railroad track and connected by extension of the
existing streets. One railroad track and additional spurs to most of
the structures will run between the buildings and the dike along the
Green River. The track, as generally located on page 3 of the attached
site plans, shall be no closer than fifty feet to the mean high water
mark of the Green River.
