In connection with that deadline, I reviewed your comments (thank you!). I am assuming that you have completely finished your review and that your comments also include substantive review. However, I need a clarification concerning sprinklers. I have attached the packet again for your reference. You say that "sprinklers would be required due to inadequate water availability." I assume that this is because their gpm is below 1000 (as shown on their Certificate of Availability). I need more information so that I can correctly state our requirements. I have some boilerplate language that I am considering - please let me know whether or not this language applies to this situation: If there is no fire hydrant within 250 feet of all building sites, then the developer shall install a fire hydrant capable of a 1000 gallon per minute flow OR the future house will be required to provide interior sprinklers, to be approved by the Fire Department. This requirement must be stated on the face of the recorded plat and must be met prior to issuance of any building permits for-Lot -1 or Lot 2. Nick, if this language is not appropriate or is inadequate, 1 would appreciate your comments. Holdaas Short Plat L97 -0078 Dear Mr. Holdaas: John W. Rants, Mayor Steve Lancaster, Director The Short Subdivision Committee has completed review of your short plat application (No. L97 - 0078), and based on the submittal, preliminary approval is granted subject to the conditions stated below. There are three basic steps in the short plat approval process: Preliminary Approval, Final Approval and Recording. These three steps and their requirements are described as follows: 1. Preliminary Approval This letter constitutes your preliminary approval. The application was reviewed by the Tukwila Short Subdivision Committee and approved with conditions. The conditions imposed are to ensure the short plat is consistent with the City's policies and regulations. PRELIMINARY APPROVAL CONDITIONS Utilities a. Detention will be required at the time of application for Lot 2 building permits. Drainage design for Lot 2 shall meet City of Tukwila Surface Water Ordinance Requirements. The reason for this requirement is that the site drains to Gilliam Creek, which is beyond capacity and is considered a critical drainage area. Please contact Joanna Spencer, Associate Engineer in the Public Works Department (433 -0179) for submittal and design requirements. b. The four inch water main which serves the proposed lots has been identified as deficient for future area service. The applicant shall execute a Water Proportional Share Agreement (copy attached). This document will be recorded with the Short Plat. Fire Protection d. For adequate fire protection and safety, water pressure must be at 1000 gallons per minute. Your Certificate of Water Availability, dated November 4, 1997, indicates that only 959 gallons per minute are available to the site. The requirement shown below must be placed on the face of the recorded plat and must be met prior to issuance of any building permits for Lot 2. Prior to the development of Lot 2, the following will be required. The notary encroached into the margin of the page. According to the rules of the King County Recorder's Office, a one -inch margin must be kept clear along the sides and bottom of any page to be recorded. The top of the first page of any document to be recorded must retain a three -inch clear margin, while the top of any subsequent pages must retain a one -inch clear margin. The surveyor's original signature must be on the face of the plat and must have adeguate margins meeting King County recording requirements. Install all required site improvements, including those proposed in the short plat application and those identified above as a conditions of approval. You will need to obtain all required permits prior to beginning any construction. For water and sewer permits, contact the individual provider District. For City of Tukwila utilities, contact Joanna Spencer of Public Works at 433 -0179. Expiration The final approved short plat must be filed with the King County Department of Records by July 9, 1998, six months from the date of this preliminary approval or the application will expire. The City may grant one six month extension if requested in writing prior to the expiration date. Final Approval The next step is to submit the necessary short plat documents (survey, plat map, and other required paper work), comply with the conditions of approval and install the required site improvements. Installation of the site improvements may be delayed up to six months beyond final approval when a financial guarantee is provided to ensure installation. After the documents have been found to be in order, and the all of the requirements of the short plat have been met, the Chairman of the Short Subdivision Committee signs your short plat which constitutes a grant of final approval. 3. 0 Recording It is your responsibility to record the City approved short plat documents with the King County Department of Records.
