This exceeds the allowable size by 1% per TMC 19.32.140(A) and TMC 19.32.150. Building facade and sign diagram FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 1 %. The exposed building face is 387 square feet. With approval of the Special Permission Application, the wall sign would be 23 square feet (6% of EBF) versus the normal maximum of 19.35 square feet (5% of EBF). This increase in maximum allowable size is due to the length of the text which is to appear on the sign ( "Chiropractor "). This text appears on the face of an internally lit frame, approximately 2 feet high and 11.5 feet wide. LL:' O; iii Z U z L97-0080 Application for a Special Permission Sign Southcenter Chiropractic Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.132.150". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face. " The tenant space is setback approximately 180 feet from both West Valley Highway and from Strander Boulevard. This setback is 12 times the 15 foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 19.35 square feet (5% of the • tenant's exposed building face of 387 square feet). Since the building is setback 12 times greater • than the minimum setback required for this zone, the 6% formula mentioned above would apply. Accordingly, the maximum allowed sign area would be 23 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a doubling of allowed sign area. 2. The proposed sign size of 23 square feet is within the allowed area established by the doubling of the setback while meeting the 6% maximum indicated in TMC 19.32.150. DECISION The request, as presented in Attachments to this report, is hereby approved.
