The applicant is seeking two approvals: Planning Commission approval for a sign
area increase, and Board of Architectural Review for three specific signs.
PLANNING COMMISSION DECISION CRITERIA
The applicant is requesting Planning Commission approval of a sign area increase
from the basic maximum 150 s.f. of sign area, to 225 s.f. of sign area.
This request for a sign area increase is part of the "BEST' remodel, which was
approved by the Board of Architectural Review on March 24, 1994 (L94- 0091).
The proposed sign was shown in the approved project drawings, but it was noted
that a subsequent Planning Commission approval would be required to approve
the size of the sign shown.
The Planning Commission is authorized to approve sign area increases of 50% for
each doubling of the minimum required building setback per TMC 19.32.140.
Maximum sign area is limited to 6% of the wall area on which the sign will be
located, or 500 s.f., whichever is less.
The proposed sign increase has been reviewed with respect to consistency of size
limitation, and colors, materials and proportions.
1. Consistency with size limitation.
The proposed sign faces Andover Park West, and is located 130 feet from
that property line (Attachment A). This is one doubling of the minimum
50 foot building setback in the C -M zone.
One doubling of the setback allows a sign increase from 150 s.f. to 225 s.f.
(= 150 + (75 = 150 x 50 %). 225 square feet is less than 6% of the
building wall (476.9 = 7,9311 x 6 %), and less than 500 square feet.
'This is the wall area shown in the sign permit application.

The colors, materials and proportions of the proposed sign have already
been approved by the B.A.R. at its hearing on March 24, 1994 (file L93-
0091). The proposed red sign (see Attachments B and D) reflect the
B.A.R. approved colors and materials. The previously approved colors
and materials board will be presented at the hearing (Attachment C).
CONCLUSIONS
Planning Commission Sign Area Increase
1. The proposed sign size is within the authority" of the Planning 'Commission to
approve.

2. 'The colors, materials and proportions of the proposed signare consistent with the
approved project design.
RECOMMENDATION
The Planning Division recommends approval of the proposed sign area increase from 150
square feet to 225 square feet.
BOARD OF ARCHITECTURAL REVIEW DECISION CRITERIA
This is a request for Board approval of a "Best" wall sign (Attachment D), a
"BEST/Future Shop" freestanding sign (Attachment E), and a "Future Shop" wall
sign (Attachment F)
The subject development was previously presented to the Board on March 24,
1994 (L93- 0091), and approved at that meeting. Sign designs were generally
approved, but could not be specifically approved because of various unresolved
Sign Code issues (noted in the findings below). The Board thus required
resubmittal of the sign designs for specific approval.
The Board's overall responsibility is to review the design consistency of the three
signs with overall approved project design. This review can be based on
consistency of the currently proposed signs with the previously approved sign area,
colors, materials and proportions.

1. Consistency of Actual Proposed Signs with B.A.R. General Sign Design
Approval.
There are three signs proposed for construction. All three were shown in
the originally approved project design.
There is no significant difference in area, colors, materials or proportions;
between the two actual "BEST" signs being proposed and those approved
by the Board. The Sign Code issue with the over -area "BEST" wall sign
has been addressed in the Planning Commission portion of the report
(above).
The one "Future Shop" sign has been enlarged from 102 square feet to 128
square feet. This is less than the maximum 150 s.f. sign area allowed.
Colors and materials have remained the same in both designs. The two
small wall signs shown in the original design approval, were removed in
order to satisfy Sign Code requirements.
CONCLUSIONS
The three proposed , signs are, all consistent with ;the <Board's previous approval of genera
sign design.
