BURNS ESTATE - BLA 5003 S 114"' ST L06 -007 • From: Joyce Trantina To: Brenda Holt Date: 01/05/2007 11:03 am Subject: Parcel "consolidation" on Ryan Hill CC: Carol Lumb Brenda: Carol and I met with Colon Wiliams of the mapping unit, KC Assessor's office regarding conflicting parcel lines, etc. for 3 -4 parcels on 114th St. There was a lot of confusion on everyone's part regarding lot lines which appeared to run half -way thru existing homes, etc. The problem was resolved thru a consolidation, which eliminated Parcel No. 3348400983, which has now been consolidated with Parcel 3348400980. According to KC Assessors, the addresses and corresponding parcels are as follows: Parcel 33484100960 5001 S. 114th St. Parcel 33484100975 5003 S 114 St Parcel 33484100980 5005 S. 114th St. I have copies of the newest KC maps which may clear up questions... but we probably need to remove that parcel from Permits Plus? It sounded to me from the last conversation I had with the Assessor's Office staff that they had resolved their questions about the Agreement and BLA lot lines, but a visit with them the next time you are in town would probably be good, just to make sure. I would make sure that Colon Williams and Kathleen Hounanie (I'm not sure I'm spelling her last name correctly) are available to meet with you since they are familiar with the property. I will keep checking the Assessor maps on line to see when the new boundary lines are mapped. I'm crossing my fingers that this is finally resolved - but let me know if you hear otherwise when you meet with them. I asked when their maps would reflect the changes - she said that they will first make the changes that occurred through the Agreement, then follow that a few days later with the lot line changes that occurred through the boundary line adjustment. All told, the Assessor maps should be correct within about 1 % weeks. I will make a note to check the Assessor maps on -line early the week of August 21 to confirm that the BLA has been mapped. With any luck this will finally be over by then (but I'm not going to hold my breath). I had a call yesterday from Colon Williams with the King County Assessor's Office about the boundary line adjustment and the Agreement Fixing Boundary Pursuant to RCW 58.04.007 for the Burns Estate. He was reviewing the documents again in the process of finalizing the new lot lines and has questions again about the lot lines that were adjusted through the Agreement. You mentioned you were going to be coming up this way the last time we talked. If you have plans to visit Seattle soon, please make an appointment to talk to Mr. Williams, otherwise, you should call him at 206 - 205 -9218 to go over his questions and then probably have your surveyor talk to him to resolve his remaining questions. I hope your summer is going well. It probably will be going better once you get the BLA/Agreement issues resolved once and for all. Give me a call or e-mail me back if you have any questions. As I relayed to you, Mr. Colon Williams, King County Assessor's Office Abstract Section, reviewed the information in the Agreement Fixing Boundary Pursuant to RCW 58.04.007 documents. This recorded agreement revised the boundary lines between properties owned by Mr. Burns, Henrietta Baker and Janet Dukich, property owners on either side of the Burns parcel that was the subject of BLA L06 -007. Mr. Williams determined that the property line adjustments carried out in this Agreement resolve the property line discrepancies that prevented the mapping of the BLA we approved. Mullet, Mayor Department of Community Development Steve Lancaster, Director The Office of the King County Assessor has notified me that they are unable to map the boundary line adjustment that was the subject of our land use file L06 -007, which the City of Tukwila approved on February 24, 2006. The boundary line adjustment was recorded on March 3, 2006 under recording number 20060303900001. It is my understanding that when staff in the Abstract Section, which maps property line changes, applied the new legal descriptions through mapping, it appeared that the new lot line was encroaching on property to the east that was not involved in the boundary line adjustment. Please contact the King County Assessor's office to determine the best course of action to resolve the mapping issue. The staff person to contact is Colon Williams, with the Abstract Section of the Assessor's office. His telephone number is 206 - 296 -5134.
