Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are cakxilated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431-3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and Is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit Is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. The undersigned has applied for a building permit to construct a house or other structure in a residential zone where the nearest fire hydrant is more than 150 feet but less than 250 feet away from the proposed structure. In consideration of the City of Tukwila issuing the building permit, assuming all other requirements are satisfied, the undersigned hereby releases, discharges, indemnifies and holds harmless the'City of Tukwila, and its agents, employees, contractors and others, from any and all claims, costs and liability, including attorneys fees, arising in any manner, directly or indirectly, out of the undersigned's application for a building permit for an improvement at the address below or the subsequent construction and occupancy of any such improvement. This agreement is specifically intended to include, but not be limited to, any claims resulting from fire or other casualty damage that may have been otherwise prevented in whole or in part from the existence of a fire hydrant within 150 feet of the property below. The Tukwila Zoning Code however, does provides for an administrative waiver to a front -yard setback where the proposed front setback is consistent with the front setbacks of adjacent residences. As we discussed, consideration of a waiver is based upon the average taken for each front-yard setback for existing residences immediately adjacent to the subject property. The drawing provided (dated Nov. 21, 1991) shows a front -yard setback of 12 feet to the north and 30 feet to the south. The average would be 21 feet which is less than the proposed 25 feet. Utility Permit Application (PC No. 91 -482) Dear Mr. Ellison: The Public Works Department has reviewed the site plan for the above development and finds that the plan does not illustrate sufficient information required for permit issuance. Specific information needed for each type of permit applied for is listed on the back of the Utility Permit Application Form. Please note the general requirement that plans need to be "...stamped by a licensed engineer... ". The following deficiencies were noted on your site plan: 1. From the dimensioning of the 30' setback from the property line to the front of the house, it would appear that the sidewalk is located within an easement. Please show public right -of -way lines and all easements and recording numbers involving your property. 2. The plan must show that the driveway incorporates a standard City residential concrete apron and be paved for a distance of at least 20' from the back edge of the apron. Indicate grade of the driveway (maximum permitted is 15 %). Provide a driveway cross - section. 3. Show curb and gutter and the centerline of 53rd Avenue South. Show the pedestrian path along South 168th Street. 4. Referring to the requirements for a Land Altering Permit, topographical information for existing and proposed two foot contours is incomplete. Existing contours should be shown light and proposed contours darker. An estimate of yardage of cut and fill and an erosion control plan are both required. 5. For the sanitary side sewer you need to submit a copy of the sewer availability form from the Val Vue Sewer District. The plan should show the type, sizes, lengths of run and slopes for the sewer pipe, locations of cleanouts and test Tee, and the type of bedding and backfill materials. 6. For the water service, you need to submit a copy of the water availability document from the Highline Water District. Show the location, type and size of the service line and the water meter. 7. The plan must show existing public storm drain lines (with slopes indicated) and catch basins in the area and their types and sizes. The slope of the downspout leader line must be indicated. A catch basin or manhole must be provided at the intersection of the leader line and public storm drain if the leader line cannot be connected directly to an existing drainage structure in the area. 8. A fire hydrant and possibly a sprinkler system, depending upon available pressure and flow, must be provided in accordance with City Fire Department requirements. 9. Rockery walls must be limited to four feet in height per City standards. If the walls exceed this height they must be designed and certified by a licensed engineer. It appears that some of the walls shown on the site plan exceed this height. I am enclosing a copy of a sample residential site development plan for your use.
