SEGALE, a married man, dealing in his separate property and estate, for and in r Iz consideration of-Six Thousand Nine Hundred Eighty Two Dollars ($6,982.00) conveys and quit claims to The City of Tukwila the following described real estate, situated in the County of King, State of Washington: That portion of: Government Lot 2, the SW-3 of the NE and that portion of the SE k of the NW k of Section 35, Township 23 North, Range 4 East, W.M., lying Easterly of 57th Ave. S. (Anna Mess Road). Less beginning at the NW corner of the SW 4 of the NE k of said Section 35; thence South 87 0 50'09" East 449.30 feet; thence South 2 0 09'51" West 401.77 feet; thence North 87 0 50'09" West 424.89 feet; thence South 88 02'37" West 103.76 feet; South 59 0 25'27" 'h t, West.100.50 feet to a point on the centerline of 57th Ave. S.; thence North 9 47'55" East along said centerline 467.77 feet to a point on the North line of the SE of the NW k of said Section 35 from which the NE corner bears South 87 50'09" East 101:47 feet; thence South 87 0 50'09 East 101.47, t- to beginning. EXCEPTING AND RESERVING therefrom to the Grantor and his successors and transferees in title to contiguous property lying to the south of the property hereby conveyed, an easement over and across the property hereby conveyed to permit the full use and enjoyment of that certain easement for a drainage ditch'described as Parcel No. 3 in instrument entitled "Deed in Grant of Easements” dated February 4, 1957 and recorded February 13, 1957 in Volume 3651 of Deeds, Pages 644 through 647, under King County Auditor's File No. 4771435, which drainage ditch easement lies to the north of the property hereby conveyed and services property owned by the Grantor lying to the south of the property hereby conveyed. The property hereby conveyed constitutes a six foot wide strip lying along the south side of a portion of South 180th Street, as presently existing in Section 35, Township 23 North, Range 4 E.W.M., in King County, Washington, the area -2- 5215 4 52 for which strip has been computed by the Grantee as comprising 6982 square feet, and for which the purchase price has been computed at $1.00 per square foot. In the event it should be determined that a greater area has been included in this conveyance, Grantee, by acceptance of this deed, agrees to pay to Grantor an additional sum based on the said purchase basis.
