Please refer to sheets A1.1, A2.1, A2.5, A3.0 and the separate bar plans for Health Department approval. Per email received on August 9, 2012, an ice bin /jockey box will be located adjacent to the proposed dump sink. A splash guard will be required between the dump sink and the ice bin. .The height of the splash guard shall be as high as the faucet. The ice bin shall have an indirect drain. The existing "Market" will now have a microwave for customers to purchase prepackaged food items and reheat. Please provide a list of foods that will be cold -held in both the refrigerator and freezer units. This list must be emailed to both me and Mike Bratcher (M ichael.bratcher@kingcounty.gov) prior to scheduling the preoperational inspection. The Market Area currently has a Health Department Permit (PR0076259). The refrigerator in the Market Area must be able to keep foods cold at 41 degrees Fahrenheit or below. An internal display'thermometer is required. During our phone conversation, the existing casework that was located to the east side of the 'reception/lounge' will be removed. New casework will be installed for a self - service `coffee area. The coffee will be made at the main kitchen and brought to the coffee area in coffee pots. There will not be any plumbing or refrigeration units at this specific site. No changes shall be made without Health Department approval. This approval letter only addresses the equipment, plumbing fixture locations and finishes. It does not include piping, grease traps, back flow prevention or other piping systems. Your establishment has been assigned the following plan review service number SR1226934. Please use this SR# in all future contact with us. Obtain a preoperational inspection approval. Contact Diane Agasid via phone (206 - 296 -9750) or email (diane.agasid(a,kingcounty.gov) at least one week in advance to schedule a preoperational inspection. Be sure all other inspections (plumbing, building, etc.) are done before you call the Health Department for an inspection. Please refer to the enclosed Preoperational Checklist for more information. However, it is the responsibility of the food service establishment operator /owner to obtain all necessary permits and approvals from other agencies. Operating the establishment without these required permits or approvals may subject the operator /owner to legal action by the appropriate agencies. If the establishment is opened without the Health Department preoperational inspection, it may be subject to closure. Failed preoperational inspections will require a $402.00 fee ( +$201.00/hr after 2 hours) for a repeat inspection. Please be aware that additional hourly fees will be charged if the total plan review and preoperational inspection goes beyond the base three (3) hours for this remodel project. An invoice will be sent to you after the preoperational inspection and must be paid immediately. Contact your local building department or water district if pre- treatment facilities are required when wastewater contains more than 100 parts per million by weight of fat, oil or grease of animal, vegetable or mineral petroleum origin. Since I have not conducted an official review of the proposed bar remodel, construction /remodel of the bar area cannot occur until I've approved the plans per The Food Code (WAC 246- 215 -8- 201.11 When Plans Are Required) A permit applicant or permit holder shall submit to the regulatory authority properly prepared plans and specifications of review and approval before: (A) The construction of a food establishment; (8) The conversion of an existing structure for use as a food establishment; or (C) The remodeling of a food establishment or a change of type of food establishment of food operation as specified under 8- 302.140 if the regulatory authority determines that plans and specifications are necessary to ensure compliance with this Code. You may however begin work in other areas of the project that is not related to the bar or food service areas (kitchen) with approval from the City of Tukwila. Our goal is to have the initial review completed within 14 working days from the time plans are submitted to the Health Department. Additional time may incur if I have questions or comments related to the project. If you have further questions, please don't hesitate to contact me. We understand the need for a proper Health Department review and compliance with the new bar, but also need to get the project moving forward in the other areas that don't impact the bar. After reviewing the existing lighting plan that you mailed to me, I noticed that one emergency light fixture will need to be removed in the lounge area. This area is also being reconfigured to add to the bar area and eliminate the Business library. The lounge and bar areas may now be used as one space. This area would be an A -2 occupancy if alcohol is served. The existing emergency lighting may not meet current standards and since the space is partially changing use, it will need to be brought into compliance with current code. An egress plan is needed. Typically this plan should show the main egress that leads to exterior exit doors. It will need to be continuous from the rear bar /lounge exit to the main entry. It also needs to connect to the north and south hallways /corridors. Note also that current code requires one emergency light on the exterior side of each required exit to light the exterior landing just outside the door. Each space should also be labeled for its occupancy type and occupant load count in addition to the room name and number. 2. The table and chair configuration in the restaurant is packed so tightly that there is no minimum width egress path through this space. A egress path with emergency lighting connecting the two required exits is required through the restaurant. The path through the main entrance will connect to the egress path in the lobby /bar /lounge area. Please include the restaurant in the egress plan. Add the occupant load and occupancy type for this space also. 3. One of the new double acting doors in the restaurant will block the exterior exit door from this space. Please revise the plan to correct this situation. 4. The demolition plan does not match the plan that you mailed. The lighting plan labels room 132 as a business library and the demolition plan in review labels the same space as bar area. We do not show any other permits for this area on record other than the original construction of this building. Please change the demolition plan to match original as- builts or provide further explanation of the differences. Should there be questions concerning the above information please contact the Building Division at 206- 431 -3670.
