This letter is to inform you of corrections that must be addressed before your development permit can be approved. All
correction requests from each department must be addressed at the same time and reflected on your drawings. I have
enclosed comments from the following departments:
BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments.
• (GENERAL INFORMATION NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to a preferably maximum size of 24x36; all sheets shall be the same
size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets as those previously
submitted.)
(BUILDING REVIEW NOTES)
I. The bedroom #2 window size in the basement does not comply with building codes for required egress windows
in bedrooms. The IRC R310.1 Basements with habitable space and every sleeping room shall have at least one
operable emergency escape and rescue opening. Where emergency escape and rescue opening are provided, they
shall have a sill height of not more than 44 inches above the floor at "clear opening".
R310.1.I Minimum opening area. All emergency escape and rescue openings shall have a minimum net clear
opening of 5.7 square feet.
Exception: Grade floor openings shall have a minimum net clear opening of 5 square feet.
R310.1.2 Minimum "net clear" opening height 24 inches.
R310.1.3 Minimum "net clear" opening width 20 inches.
Revise plan to show the window sized to meet egress to include sill height requirement Removing part of the
concrete wall may be required if that is to become a legal bedroom.
2. All other rooms in the basement shall be marked as not to be used as a sleeping area or bedroom.
3. Smoke and CO, alarms located in the hall shall be located within close vicinity of the bedrooms. Revise location
of the alarms to show located within close vicinity outside the bedrooms on both levels.
4. Revise porch guard rail details to show 2x2's shall be spaced to where a 4" sphere shall not pass between the 2x2
spacing.
5. Clarify how the porch roof leger is positively anchored to the side of the building and show flashing detail.
6. Show an approved window flashing detail for replacing the windows. Window frames shall include an approved
method of insulating or weather sealing around the window frames.
Note: Contingent on response to these corrections, further plan review may request for additional corrections.

• 1) Since the property is still on septic system the applicant shall submit plans to King County Environmental Health
Wastewater Program, 14350 SE Eastgate Way, Bellevue, WA 98007, phone 206-477-8050 and obtain approval for
bedroom relocation and addition of 3/4 bath and laundry addition. The septic system information you have
submitted dates to 2015 and pertains to the house purchase only. Submit a written King County approval for
proposed project scope; email ok.
Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other
documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be
resubmitted with the appropriate revision block.
To better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have enclosed one
for your convenience. Corrections/revisions must be made in person and will not be accepted through the mail or by a

need to finish this application by summer of this year. I just need a little bit more time to do so. Please

National Electrical Code every permit application not issued within 180 days from the date of application shall expire and become
null and void. Currently your application has a status of COMMENTS OUT and is due to expire on 3/27/2020.
If you still plan to pursue your project, you are hereby advised to do one of the follow
1) If the plan review is complete for the project and your application is approved, you may pick up the application before
the date of expiration. At the time of permit issuance the expiration date will automatically be extended 180 days.
