Dear Frankie: REVIEWED FOR CODE COMPLIANCE APPROVED JUL 0 8 2021 City of Tukwila BUILDING DIVISION RECEIVED CITY OF TUKWILA JAN 21 2020 PERMIT CENTER This letter is written in response to the letter dated November 27, 2019 regarding Auction House Demo Responses are as follows: Planning Department: 1. Comment: Decision for SEPA application E19-0002 must be determined prior to approval of demolition. Response: Noted PW Department: CORRECTION LTR# 1. Comment: Applicant shall contact Larry Fischer, Dept. of Fisheries & Wildlife regarding the 18" CNC storm outfall pipe abandonment. PW assumes that the MH will stay, however the Dept. of Fisheries shall determine if the outfall pipe shall be plugged from the river side and filled with CDF, left as is or other pipe abandonment method shall be implemented. Response: Per a conversation with Laura Arber from DFW the 18" CNC storm outfall pipe willl remain operational therefore not requiring any work or separate permit. Additional modifications will be made, as necessary, to the existing stormwater lift station to keep the outfall operational with proposed use. 2. Comment: Submit a letter from DOE that they don't object to proposed demolition, since DOE was recently conducting bioremediation of soils and ground water on the site. Response: (a) the demolition of vertical elements will not result in the removal of any portion of the existing hard cover at the Property. Demolition of existing hard cover will be included with the grading submittal package and is reliant on the issuance of a NPDES General Discharge Permit. 7 T.. WWW.NELSONWORLDWIDE.COM bl '9°5 January 2CL3U2O Qwv. Pernit#C49'O347 Page (b) Removal of the vertical elements does not involve any impacted soils or groundwater and is not a "remedial action" under the jurisdiction nfEcology; (c) Ecology's clean-up process for the property is separate from the redevelopment. That being said the proposed IAWP (which underwent Ecology review before being made available for public comment) contemplates redevelopment and removal ofthe building; and (d) As such, a letter from Ecology that they have "no objection" is not required. 3' Comment: Add PVVStandard Construction notes per attached PVVBulletin BI Response: PW Standard Construction Notes have been added to sheet 05wf the plans. 4' Comment: Since Public works fee aebased onthe %ofsite construction cost please add the cost pmthe first page on the attached PW Bulletin A2. Response:. See the attached Bulletin A2for requested site construction costs. S' Comment: Provide an erosion/sediment control plan to protect riverbank and adjacent properties. Response: An erosion and sediment control plan is provided for this phase of demolition work. 6' Comment: Show construction entrance ifneeded for demolition debris, Response: Aconstruction entrance has been shown, with anote added tmbminstalled asnecessary. The contractor plans tokeep the site paved during the building demolition, however, based onfield conditions. I Comment: Revise your plans per 3 attached red -lines.
