Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, movedemolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the building official and obtain the required permit. IBC [A] 110.1 General. Construction or work for which a permit is required shall be subject to inspection by the building official and such construction or work shall remain visible and able to be accessed for inspection purposes until approved. Approval as a result of an inspection shall not be construed to be an approval of a violation of the provisions of this code or of other ordinances of the jurisdiction. Inspections presuming to give authority to violate or cancel the provisions of this code or of other ordinances of the jurisdiction shall not be valid. The plumbing and gas permit will expire on May 1, 2023. Below is a summary of those permits and the scope of work: PERMIT# D22-0111 APPLIED APPROVED 06/01/2022 ISSUED FINALED EXPIRED 04/26/2022 06/01/2022 12/04/2022 - 6 windows have been replaced in existing locations - 2 new exterior doors have been installed - new insulation to be installed r-15 in existing 2x4 walls - new blown in r49 in attic Framing and Wall Insulation Inspections: Approved EL21-0160 02/22/2021 02/22/2021 04/20/2021 10/17/2021 New wire has been run throughout house. Updated panel and new recepticles have been installed. Previous owner had a permit pulled for this work...not sure if tha tis helpful or not. Trying to get above board on this as i just took over the home. New electrical in the garage/shop as well. No Inspections performed. Rough -in Mechanical: Partial Approval only PG21-0035 02/22/2021 02/23/2021 04/19/2021 05/01/2023 New gas line has been run to tankless water heaters and cook stove. House was purchased with these additions but with no permit. Trying to get above board and have checked out. Matt Cook owner says there is only gas to kitchen, not anything else Rough -in Plumbing Inspection: Approved Corrective Action: 1. To apply for said Permit, new plans must be submitted due to the remodel of the interior / exterior of the house. Plans must include, but not limited to the following: a. Structural engineer reports and plans which include but not Iimited to all foundations, all exterior walis and rafters' structural members; Iocations where exterior and/or interior walls have been removed or proposed to be removed, Iocations where exterior windows / doors have been removed or Iocations where new windows / doors have been installed, decks, roofs. b. Architectural plans which show the existing floor plan and the proposed floor plan which include but are not Iimited to the new roof, electrical, plumbing, mechanical, and windows. 2. Obtain additional permits, required by the TMC, related to the remodel / addition, including Electrical, Plumbing & Gas, and Mechanical. Pay all applicable permit fees. Construction started before the Building Permit was approved and issued, therefore an additional fee will be due before the building permit is issued. Other additional fees will be required for Electrical, Plumbing and Gas, Mechanical, and any other required permit(s). VIOLATIONS OF THE TUKWILA MUNICIPAL CODE: 2. Notice of Violation and Order: a. A Notice of Violation and Order shall carry with it a cumulative monetary penalty of $250.00 per day for each violation from the compliance date until compliance with the Notice of Violation and Order is achieved.
