That said Grantor for and in consideration of the sum of

which is hereby acknowledged, do by these presents grant, bargain,
sell, convey, and confirm unto the said Grantee, right -of -way or easement
for Sanitary Sewers with necessary appurtenances over, through, across
and upon the following described property in King County, Washington,
more particularly described as follows:
This sewer easement is through the following described property:
That portion of Government Lots 8 and 10, in Section 24, Township
23 North, Range 4 East, W.M., in King County, Washington, lying Easterly
of the right -of -way of Puget Sound Electric Railway and lying Westerly
of the right -of -way of the Chicago, Milwaukee and St. Paul Railroad and
lying Southerly of Primary State Highway No. 1, as conveyed to the State
of Washington by deed recorded under Auditor's File No. 5577992; except
that portion thereof lying Southerly of the following described line:
Beginning at a point in the fence line that marks the North margin
of an easement for road purposes referred to under Auditor's File No.
3480349, from which the intersection of said margin with the Easterly
boundary of the Puget Sound Power and Light Company's right-of-way
"formerly Puget Sound Electric Railway" bears South 87 °.13'29" West 28.83
feet; thence North 01 °24'13" West 352.00 feet; thence North 08 0 24 1 13" West
225.00 feet to the Northwest corner of the Harvey Cole Company, Inc. lease;
thence continuing North 08 0 24 1 13" West 40.00 feet; thence North 23
West 140.00 feet; thence South 66 0 21 1 36" West 40.76 feet, more or less,
to the Easterly line of.said Puget Sound Electric Railway right -of -way
and the true point of beginning of said described line; thence North
66 °21 East to the Westerly line of Chicago, Milwaukee and St. Paul
Railroad right -of -way and the end of said described line.
This Easement consists of a 10 foot permanent strip, the centerline
of which is to be located at the time of construction of sewers across
said above described property. The centerline of said permanent strip
shall be the centerline of the sewer as centerline of the sewer as con-
structed.
TOGETHER WITH a 30 foot temporary construction easement, the cen-
terline of which'is the same as that described above.
Said temporary construction easement shall remain in force- during
construction.and until such time as the sewers and appurtenances have
been accepted for maintenance and operation by the CITY OF TUKWILA.

The said Grantee,'.shall have the right, without prior institution
of any suit or proceeding at law, at such times as may be necessary to
enter upon said above described property for the purpose of constructing
sewer mains or making any connections therewith, veithout incurring any
legal obligation or liabilitv therefore, provided that such constructing
0 of such sewer main shall be accomplished in such a manner that the fences
U- lawn, shrubbery, drives and walkways, and land contours existing in the
C O right -of -way shall not be disturbed or destroy or in the event that
o 00 are disturbed or destroyed, they will be replaced in as good a

This easement shall be covenant running with the land and shall
be binding on the Grantor's successors, heirs and assigns..
