Final inspection approval will be determined by the building inspector based on satisfactory completion of this requirement. 9: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL INFORMATION NOTE) PLAN SUBMITTALS: (Min. size 11x17 to a preferably maximum size of 24x36; all sheets shall be the same size; larger sizes may be negotiable. "New revised" plan sheets shall be the same size sheets as those previously submitted.) (BUILDING REVIEW NOTES) Deck plans shall require the following additional information. Also, identify that which is existing if applicable: 1. Deck post shall be anchored to a poured concrete footing with post base hardware anchored to the footing, fastened to the post. Pier block shall not be allowed. Provide clear specifications with details for post base hardware and show post anchored to a poured footing with reinforcing bars in the footings. Footings shall be shown on the plan view and elevation details. Provide dimensions for footings. Show dimensions for height of the deck from the finish grade. 2. Elevation view shows a stairway. However, the stairway is not shown on the plan view. Show the stairway on plan view. Provide dimensions for the width of the stairs. Minimum clear width of stairway shall be 36". Show a handrail for the stairs. Handrails shall be a graspable handrail, minimum height 34" to 38" from the plane of the stair nosing. (IRC R311.7.8 and R311.7.8.3) 3. Show rise and run dimensions of stair treads per code. Stair toe kick shall not allow passage of a 4" sphere. Show stair landing details with dimensions at the bottom of the stairs. Identify stair supporting framing members and size of lumber. (IRC R311.7.5.1, R311.7.5.2 and R311.7.6) 4. Deck ledger shall be attached to the house by means of mechanical hardware and or fasteners per code. A tip sheet shall be provided to show different examples that shall meet code. Plans shall be specifically drawn to this installation. 5. Deck beams shall be set on top of post with post cap hardware for anchoring the beam supporting the deck joist. Show the specific details for beam attachments and show how post supporting the guardrail is attached per code. Guards and handrails shall resist lateral forced of 200 lbs. at a single concentrated load applied in any direction at any point along the top. (IRC TABLE R301.5) 6. The exemption provided in this subsection is applicable only when the person certified is operating within the scope of his or her certification; 15. Any person who engages in the activities herein regulated as an employee of a registered contractor with wages as his or her sole compensation or as an employee with wages as his or her sole compensation; 16. Contractors on highway projects who have been prequalified as required by RCW 47.28.070, with the department of transportation to perform highway construction, reconstruction, or maintenance work; 17. A mobile/manufactured home dealer or manufacturer who subcontracts the installation, set-up, or repair work to actively registered contractors. This exemption only applies to the installation, set-up, or repair of the mobile/manufactured homes that were manufactured or sold by the mobile/manufactured home dealer or manufacturer; 18. An entity who holds a valid electrical contractor's license under chapter 19.28 RCW that employs a certified journeyman electrician, a certified residential specialty electrician, or an electrical trainee meeting the requirements of chapter 19.28 RCW to perform plumbing work that is incidentally, directly, and immediately appropriate to the like -in -kind replacement of a household appliance or other small household utilization equipment that requires limited electric power and limited waste and/or water connections.
