SPECIAL WARRANTY DEED •
Under threat of condemnation, and for good and valuable consideration, the receipt and adequacy
of which are hereby acknowledged, BANK OF CHINA, NEW YORK BRANCH, individually and as
agent for The Bank of East Asia, Limited. New York Branch ("Grantor"), does hereby bargain, grant, sell,
and convey to KING COUNTY, a home -rule charter county and political subdivision of the State of
Washington ("Grantee"), all of Grantor's right, title and interest in and to that certain plot, piecc or parcel
of land, with the buildings and improvements thereon erected, situate, lying and being in King County, City
of Tukwila and State of Washington, as more particularly described on EXHIBIT A, attached hereto and
incorporated herein by this reference (collectively, the "Property").
TOGETHER with all of the Grantor's tenements, hereditaments, easements and rights appurtenant
to the Property including, but not limited to. all of the Grantor's right, title and interest in and to streets,
alleys or other public ways adjacent to the Property, easements for public utilities, all sewers and service
drainage easements, all rights of connection to the sewers and all rights of ingress and egress and all
approved leases, licenses, government approvals and permits affecting the Property.
SUBJECT TO those certain permitted exceptions set forth on EXHIBIT B attached hereto and
incorporated herein by this reference.
GRANTOR, for itself and its successors in interest, hereby expressly limits the covenants of this
Deed to those stated herein, and excludes all covenants arising or to arise by statutory or other effect.

1. Grantor covenants that Grantor is seized of an indefeasible estate in fee simple.

Grantor, but not otherwise, Grantor will forever warrant and defend the above -described real estate.
