Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. The area proposed for motor vehicle storage is required to be separated from the residential occupancy be a one hour occupancy separation. The analysis and plans were to be prepared by a licensed structural Engineer. Last week we agreed to review your revised structural proposal not prepared by the Engineer. This Department received those revisions on June 24, 1994 and this is our conclusion. Based on this Department's review and telephone discussion with our engineering consultant, it was determined that these revisions are insufficient for approval. The following are some of the consideration made. 1. Presumably the proposed S5x10 steel "I" beam is sufficient to support the existing floor system. However, the submitted analysis and plans does not identify that consideration was given for the contributing loads of the existing roof, or roof bearing walls etc. 2. The size of bolts must be specified that are used at 4 foot increments to attach the 2x4 nailer plates to the "I" beams. 3. Plan details must identify whether existing or new concrete footings are used for soil bearing of steel columns. Adequate dimensions must be provided for the concrete footings. The extent and size of fabricated welding should be shown. 5. The revision shows a "plywood framed wall" to inclose the carport area for storage use. Framing details need to provided, show cross section identifying what materials are used and detail how the wall is connected to the footings, walls, or ceiling headers etc. 6. Can the 6 foot height of new the storage room access opening be raised to the code required 6 foot 8 inches ? Show plan details to accommodate the required exit opening height. 7. Additional details are required for the corrections needed on the prior constructed concrete retaining wall and it's wood framing. On the revised plan this wall is noted as a "new bearing wall ". The correction required to be shown are; a) type, size, and placement of anchor bolts. b) bond beam in C.M.U. block wall. c) solid grouting of C.M.U. block. d) double top plate on 2x4 wood framed wall. 8. Structural analyses for the walls removed on the second floor of the main house need to be addressed. Plans and details are required to assure roof loads are supported and the load paths for the new beam are sufficient. 9. The removal of the existing furnace chimney flue requires an entire new chimney be installed and accommodation be made through the floors for a code complying chimney chase.
