Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. Maintain fire extinguisher coverage throughout. Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on • shelves (NFPA 10, 1 -6.9), and shall be installed so that the top of the extinguisher is not more than 5 feet above the floor. Storage under exterior or interior stairways shall not be permitted unless such space is protected on the enclosed side by one hour fire - resistive construction and sprinklered where required. The previous mezzanine office area was served by three exit stairs. We propose to demolish +/- 11,400 square feet and one stair (under separate Permit Application #B95- 0140). One of the remaining stairs, between Grids "F" and "G ", was originally designed and constructed as an exit enclosure. 2. Because the mezzanine corridor serves an occupant load less than 100 (see occupant load calculation in response to Item 3 below) the corridor walls and ceilings need not be of fire resistive construction provided that smoke detectors are installed within the corridor in accordance with their listing (UBC Sec. 3305 (g), Exception 5). The limits of the corridor requiring smoke detectors is noted on the Enlarged Office Mezzanine Plan on Sheet A2,05. The only insulation to be installed directly on the suspended ceiling system occurs four feet on either side of the Manager 205 and Assistant Manager 206 Offices, per Detail 4/A2.10 for sound deadening. 5. Prior to routing your application to the other departments for their respective reviews, it will be necessary to provide some clarifications to the plans to document compliance with Tukwila ordinance. The following comments are applicable to the limited tenant improvement work on the mezzanine level: 1. Two means of egress are required to serve the mezzanine -office areas. Under the general provisions for mezzanines, complete enclosure of a mezzanine is permitted provided that (where two or more exits are provided) at lease one of the exits gives direct access to a protected exit corridor, enclosed exit stairway, exterior exit, ... or exit passageway. Please clarify the method by which this provision will be (or has been) accomplished. 2. The mezzanine -office use area, supports a calculated occupant load such that the proposed corridor serves as a required exit for an occupant load greater than 29. Consequently, it follows that this corridor must meet the requirements of UBC Sec. 3305 (a), (e), (g) (h, 1 & 2). Please review the proposed mezzanine -office space plan and revise as necessary. 3. For the sake of documenting exit width requirements of the UBC, provide dimensions on mezzanine -office plan to establish the width of the corridor and • each of the stair runs. 4. Office area ceiling at the mezzanine level is shown with thermal insulation installed directly over, and supported by the new suspended ceiling system. However, an exception is available in such cases where a method of providing and maintaining a 3 -inch air space between the recessed lighting fixture and the insulation. If you choose to maintain this location of the ceiling thermal insulation, it will be necessary to provide a detail to the plans which will show the method of providing the required 3 -inch air space between light fixture and insulation, while still allowing the recessed Tight fixture to be permanently covered with insulation along all sides and over the top. 4. It is not clear by the plans for this limited tenant improvement work • whether new lighting fixtures will be installed or the existing reused. Please verify. If new lighting is to be installed provide a lighting fixture schedule and calculation to show compliance with the lighting & controls section of the Washington State Nonresidential Energy Code. Please review the listed comments and respond in itemized letter form, and submit two copies of revised plans that develop.
