Per the Uniform Building Code and/or Uniform Mechanical Code, every permit issued by the building official under the provision of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. Letter of 2 Apr 98, item #4: Exits are required to be illuminated at any time the building is occupied, with light having intensity of not less than 1- foot - candle at floor level. In the retail area the calculated occupant load is such that an emergency source of power for exit lighting must be provided. Show existing emergency exit lighting or (if none show proposed required lighting on plan. 2. Two exits are required to serve the floor area designated as "Retail". "If only two exits are required, they shall be placed a distance apart equal to not less than one half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between exits." UBC 1003.3. The two exits designated to serve the retail floor area do not provide for the required separation. Please review space plan and revise to accomplish compliance. 3. The proposed scope of work includes modifications to the Westerly portion of the tenant space which would make this space a part of the existing tenant space to the South. The result of this modification creates some code issues regarding a hallway developed in the existing office space adjacent to the existing toilet rooms. Specifically, the door which swings into the corridor may not reduce the required width by more than one -half (with the door in any position). Please review this condition and revise to show compliance with UBC 1005.4. 4. The same new hallway (noted above in item #3) serves as the egress route from an existing stairwell. No information is available regarding the occupant load that this hallway will serve. Therefore, provide said information and whether or not the door swing at the end of this hallway is in the proper direction to comply with UBC 1004.2 5. Provide notes to plans or otherwise detail the barrier free requirements for the handrails at the access ramp and the grab bars, door operating hardware and mounting height for equipment in the new toilet rooms, and signage as required by the barrier free regulations. Note: If this information is not noted or detailed on the approved plans it becomes subject to discretion of the building inspector and field inspection. The extinguisher(s) should be of the "All Purpose" (2A, 10B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1) Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on shelves (NFPA 10, 1 -6.9), and shall be installed so that the top of the extinguisher is not more than 5 feet above the floor.
