9. Identify location and size of existing trees, note by size and species those to be maintained and those to be
removed.
10. Landscape plan with irrigation: Existing trees to be saved by size and species. Proposed: Include size,
species, location and spacing. Location of service areas and vault with proposed screening.
11. Location of high water mark of the Green/Duwamish River if site is located within 200' of the high water mark.
12. Lowest finished floor elevation (if flood control zone permit required).
13. Civil plans to include size of water supply to sprinkler vault with documentation from contractor stating supply

December 30, 1999 is determined to be incomplete. Before your permit application can begin the plan
review process the following items need to be addressed.
Public Works Department: Jill Mosqueda, Development Engineer, at (206)433-0179, if you have
any questions regarding the following:
1. Provide civil drawings. Infiltration is preferred storm drainage practice. See
attached.
The City requires that four (4) complete sets of revised plans be resubmitted with the appropriate
revision block. If your revision does not require revised plans but requires additional reports or
other documentation, please submit four (4) copies of each document.
In order to better expedite your resubmittal a `Revision Sheet' must accompany every resubmittal. I
have enclosed one for your convenience. Revisions must be made in person and will not be accepted
through the mail or by a messenger service.

Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. For short plat development (four single family homes
or less), hydrants shall be placed so that a hydrant is
within 250 feet of a building. Distance from a hydrant to
a building is measured along the path of vehicular travel.
(City Ordinance #1692)
An approved water supply capable of supplying the
required fire flow for fire protection shall be
provided to all premises upon which facilities,
buildings or portions of buildings are hereafter
constructed or moved into or within the jurisdiction.
When any portion of the facility or building protected
is in excess of 150 feet (45,720 mm) from a water
supply on a public street, as measured by an approved
route around the exterior of the facility or building,
on -site fire hydrants and mains capable of supplying
the required fire flow shall be provided when required
by the chief. (UFC 903.2)
The minimum fire flow and flow duration requirements
for one- and two-family dwellings having a fire area
which does not exceed 3,600 square feet (344.5 m2)
shall be 1,000 gallons per minute (3785.4 L/min.).
Fire flow and flow duration for dwellings having a
fire area in excess of 3,600 square feet (344.5 m2)
shall not be less than that specified in Table
A-III-A-1. Exception: A reduction in required fire
flow of 50 percent, as approved by the chief, is

allowed when the building is provided with an approved
automatic sprinkler system. (UFC Appendix III -A, sec.
5.1)
2. All new sprinkler systems and all modifications to.
existing sprinkler systems shall have fire department
review and approval of drawings prior to installation or
modification. New sprinkler systems and all modifications
to sprinkler systems involving more than 50 heads shall
have the written approval of the W.S.R.B., Factory Mutual,
Industrial Risk Insurers, Kemper or any other
representative designated and/or recognized by The City of
Tukwila, prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinkler work shall commence -without approved
drawings. (City Ordinance #1742)
Contact The Tukwila Fire Prevention Bureau to witness
all required inspections and tests. (UFC 10.503)

Pursuant to King County Ordinance No. 11034, all sewer customers who establish a new service which uses metropolitan sewage
facilities after February 1,1990 shall be subject to a capacity charge. The King County Council has established the amount of the charge

There are different requirements for concrete (and masonry) frames than for
steel as follows.
Structural Steel: Section 2210 specifies use of the load combinations of
§ 1612.2.1 as given above without modification. •

Dear Mr. Griffin:
We reviewed the proposed project for compliance with the structural provisions of the
1997 Edition of the Uniform Building Code as amended and adopted by the City of
Tukwila. The following comments should be addressed by the permit applicant. A copy
of this letter was forwarded to the project contact for your convenience.
1. The following list of comments should be responded to in itemized letter form.
The permit applicant should have the Engineer of Record respond and resubmit
two copies of revised structural drawings and one copy of supplemental
calculations. All information should be submitted directly to Reid
Middleton, Inc.
2. A 1.4 factor is used to determine the ultimate moment in the tank foundation slab
on calculation page 5.11. Where ultimate strength design is used for concrete or
masonry, factored load combinations that include seismic forces should be
multiplied by 1.1 per UBC Section 1612.2.1, Exception 2.
3. It is unclear what factors have been used to calculate ultimate beam shear in the
tank foundation slab. Refer to calculation page 3.11 and Comment 2.
Corrections and comments made during the review process do not relieve the project
applicant or designer from compliance with code requirements, conditions of approval,
and permit requirements; nor is the designer relieved of responsibility for a complete
design in accordance with the laws of the state of Washington. This plan review check is
for general compliance with the Uniform Building Code as it relates to the project.

The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. No point in a sprinklered building may be more than
250 feet from an exit, measured along the path of travel.
(UBC 1004.2.5.2.2)
Exit hardware and marking shall meet the requirements
of the Uniform Fire Code. (UFC 1207-1212)
2. Sprinkler protection shall be extended to all areas
where required, including all enclosed areas, below
obstructions and under overhangs greater than four feet
wide. (NFPA 13-4-5.5.3.1)
All new sprinkler systems and all modifications to
existing sprinkler systems shall have fire department
review and approval of drawings prior to installation
or modification. New sprinkler systems and all
modifications to sprinkler systems involving more than
50 heads shall have the written approval of the
W.S.R.B., Factory Mutual, Industrial Risk Insurers,
Kemper or any other representative designated and/or
recognized by The City of Tukwila, prior to submittal
to the Tukwila Fire Prevention Bureau. No sprinkler
work shall commence without approved drawings. (City

An aisle to and working space shall be provided for
each electrical panel. An aisle width not less than
24 inches shall provide access to the panel and 30
inches of working space shall be provided directly in

Each circuit breaker shall be legibly marked to
indicate it's purpose. (NEC 110-22)
4. Your street address must be conspicuously posted on
the building and shall be plainly visible and legible from
