Code Com ance Form rY Lighting - General Requirements 1513 Lighting Controls 1513.1 Local Control and Accessibility: Each space, enclosed bywans or ceiling- height partitIons, shall be provided with Iighing controls !coated within that space. The lighting controls, whether one or more, shall be capable of turning off all lights within the space. The controls shalt be readily accessible, at the point of entry/exit, to personnel occupying or using the space. Exceptions: The fdlowing lighting controls maybe centralized in remote locations; 1. Lighting controls for spaces which must be used as awhde. 2. Automatic controb. 3. Controls requiring trained operators. 4. Controls for safety hazards and security. 1513.2 Area Controls: The maximum lighting power that may be conto led from a single switch or automatic control shall not exceed that whbh is provided by a twenty ampere circ tit loaded to not more than eighty percent. Automatic contrds may be an occupancy sensor, time switch, cr other device capable of automatically shutting off lighting. Exceptions: 1. Areas that must be continuously illuminated, or illuminated in a manner requiring manual operation of the II ghting. 2. Emergency lighting systems. 3. Switchhg for industrial or manufacturing process facilities as may be required for p roduction. 15136.1 Occupancy Sensors: Occupancy sensors shall be capable of automatically turning off all the Iigtts in an area, no more than 30 minutes after the area has been vacated. 1513.6.2 Automatic Time Switches: Automatic time switches shall have a minimum 7 day clock and be capable of being set for? different day types per week and incorporate an automatic holiday "shut -off" feature, which tums oft all loads for at least 24 hours and then resumes normally scheduled operations. Automatic time switches shall also have program back -up capabilities, which prevent the loss of program and time settings for at least 10 hours, if power is interrupted. Automatb time switches shall incorporate an over -ride switching device which: a. is readily accessble; b. Is located so that a person using the device can see the lights or the areas cortrolled bythe switch, or so that the area being illuminated is annunciated; c. is manually operated; d. allows the lighting to remain on for no more than two hours when an over -rlde is initiated; and e. controls an area not exceeding 5,000 ft or 5 percent of footprint for footprirts over 100,000 ft whichever is greater. The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1) Portable fire extinguishers shall be securely installed on the hanger or in the bracket supplied, placed in cabinets or wall recesses. The hanger or bracket shall be securely and properly anchored to the mounting surface in accordance with the manufacturer's instructions. The extinguisher shall be installed so that the top of the extinguisher is not more than 5 feet above the floor and the clearance between the bottom of the extinguisher and the floor shall not be less than 4 inches. Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 4 -4.1) If the required monthly and yearly inspections of the fire extinguisher(s) are not accomplished or the inspection tag is not completed, a reputable fire extinguisher service company will be required to conduct these required surveys. (NFPA 10, 4 -3, 4 -4) 2. No point in a sprinklered building may be more than 250 feet from an exit, measured along the path of travel. All references to "CONTRACTOR" shall mean the GENERAL CONTRACTOR or the TENANT if acting as its own contractor. All references to "CONTRACTOR" shall mean the GENERAL CONTRACTOR or the TENANT if acting as its own contractor. All references to LANDLORD may equally mean the MALL REPRESENTATIVE at the shopping center, if appropriate. ASBESTOS MATERIALS In the event TENANT'S construction encounters any asbestos containing materials (ACM), TENANT shall immediately cease construction for that part of the Work which may disturb the ACM and contact LANDLORD'S Representative at the Shopping Center to resolve how to proceed. The installation of any materials that contain asbestos ss strictly prohibited. EXISTING CONDITIONS It shall be TENANT'S responsibility to verify all existing construction and equipment and subject to LANDLORD'S written approval to upgrade or replace same to comply with the more stringent of: 1) governing building codes, 2) the Federal Occupational Safety and Health Act (OSHA) and regulations promulgated thereunder, 3) all laws, ordinances and regulations of applicable State, City and Local health deparbnents and utility companies, 4) the requirements of LANDLORD'S fire and casualty insurer, or 5) the provisions of the lease. All costs shall be at TENANTS expense. PROTECTION OF PROPERTY The CONTRACTOR shat be responsible for protecting the LANDLORD'S and any other party's property from damage. Use of fuel operated engines inside the Mall and /or space will not be permitted. • FIRE EXTINOUISHERS The CONTRACTOR shall provide adequate fire extinguishers within the premises, tagged for date of inspection, while under construction. SITE ACCESS & PARKING Specific areas wiirbe designated by the LANDLORD for parking. The CONTRACTOR shall be responsible to ensure that all construction employees working in the premises use the designated parking areas. There will be no construction trailers allowed on the property. Parking will not be permitted in any of the driveways, fire lanes and truck docks except for temporary loading and unloading, as approved by the LANDLORD. DELIVERY OF MATERIALS The CONTRACTOR shall be responsible to coordinate all material deliveries to the premises, whether for construction, frxturing or merchandising. All deliveries shall be made through the rear door of the premises either via the adjacent service condor or truck dock area. Contact the LANDLORD prior to the delivery of materials and equipment which are too large to enter through the rear door of the Premises. Any such items are to be delivered during NON - Shopping Center ha.•s. Where there is no rear door to access space, at deliveries, trash removal, etc., must be coordinated before or after Mall operating hours, accordng to LANDLORD'S direction. NO exceptions. WORK AREA & STORAGE The CONTRACTOR'S work area will be restricted to the Tenant's leased premises. Serviicee and tae corridors and truck docks shat be kept dear of all materials, equipment, debris and trash at all times. SECURITY & AFTER HOURS WORK The CONTRACTOR must receive the prior permission of the LANDLORD for work after normal working hours. LANDLORD INSPECTIONS The Tenant's construction work will be observed periodically by the LANDLORD to verify that the wdrk- is being constructed as set forth in the Tenant's Lease, Tenant Manual, Typical Tenant Drawings, Landlord approved Tenant Drawings and LANDLORD'S Construction Manual. SAFETY The CONTRACTOR shall be responsible to ensure • that all work is performed in accordance with O.S.H.A. standards. The LANDLORD may, without any liability therefore, stop work that is in violation of O.S.HA. standards or which may, in the Landlord's opinion, cause injury or harm to persons or property. CONTRACTOR must obtain a written permit from the Mall office prior to any "hot" work (ex: welting, solder- ing, torch -work, etc.). TEMPORARY POWER Temporary electric power will be made accessible for those Tenants where permanent power is not yet avast. Where permanent power is available, it is the respostfity ct the CONTRACTOR to provide the necessary equipment to supply the electrical power needed for construction. Permanent power should be ascertained as soon as possible. TEMPORARY WATER Contact the LANDLORD for coordination of temporary water service. UTIUTY CHANGEOVER CONTRACTOR shall be responsible for changeover of utilities to CONTRACTOR and/or TENANT Account as soon as possible. TEMPORARY TOILET t w6 be the responsibility of the CONTRACTOR to provide adequate toilet facilities for at employees working within the premises. The shopping center toilet facilities wilt not be available for contractors use unless specifically authorized by the LANDLORD. The location fora tempc ay portable type toilet facility must be approved by the LANDLORD prior to its placement. TEMPORARY BARRICADE Prior to beginning any contraction, the CONTRACTOR shall ensure, if required by the LANDLORD, that a temporary barricade is installed at the storefront (see Shopping Center Manager for barricade drawings and details). Where a barricade has been erected by LANDLORD using pre - formed panels, the LANDLORD shall extend the barricade past the lease line to accommodate the storefront work. The barricade shah not be extended until storefront •::rortk actually begins, shall not unreasonably obstruct mall traffic, and shell not be more than four feet (4') past the storefront lease line. All barricades shat be extended or constructed during the non-operating hours of the shopping center. No barricades shall be removed or dismanted without express written consent of the LANDLORD. Any bestode removed without prior consent wit be reconstructed by the LANDLORD at the CONTRACTOR'S expense. CONSTRUCTION SIGNAGE The CONTRACTOR is not allowed to post any company name or sign on the temporary barricade. The CONTRACTOR shall post all signage as required by mat representative for public safety or general wa pig. BELOW GRADE CONSTRUCTION Prior to beginning any below grade construction and under slab confined spaces the Contractor must • Prior to Locating Floor Penetrations, Tenant's Contractor must secure LANDLORD'S structural floor engineer's approval, see address this sheet • Meet hazardous confined space requirements. • Inform LANDLORD of the work to be undertaken and receive approval of same. • Submit ALL construction materials proposed for under slab installation to LANDLORD'S representative for approval. Once the approvals have been received and under slab construction commences the CONTRACTOR must photograph the installation in detail, both in progress and once completed, and submit copies of at photographs to LANDLORD.
