The Planning Division of the City of Tukwila is in receipt of your building
permit application for the above referenced property. Based on the require-
ments known by the Planning Division to date, the following actions would
need to be done prior to the issuance of a building permit.
1. Grading and drainage plans must be submitted to the City and
approved. These plans must be stamped by a professional engineer.
2. The parking area in front of the building, as proposed, must be
stabilized and surfaced with granular fill prior to construction
of the building. This area must be used for the construction
staging area for the building.
3. The building must be sprinkled per the Planning Commission require-
ments of March 27, 1979. This was required as a result of the access
drive around the building being eliminated.
4: Slope of the parking lot where the parking stalls are located cannot
exceed 5% and the traffic aisle shall generally not exceed 12 %.
Two sets of landscape plans, as approved by the Planning Commission,
must be submitted in conjunction with the building permit. This
landscape plan must show a faster type growing evergreen shrub on
the north property line and must include an automatic sprinkler system.
6. Per the requirements of Ordinance #809, the easterly 10 feet of your
property must be dedicated to the City for public right -of -way and
related, purposes. This dedication should be accommodated through
the Public Works Department since the area of right -of -way lies within
their jurisdiction:
This letter relates only to the requirements under the jurisdiction and review
authority of the Planning Division. You should expect other responses and comments
from Fire Department, Public Works Department, and /or Building Department. I
would encourage you to be especially cognezant of complying with the requirement

RE: DEVELOPMENT PLANS: OFFICE BUILDING #2

The Tukwila Planning Commission at their regular meeting on March 22, 1979,
reviewed and approved the development and grading plans submitted, dated March
22, 1979, for your second office building with the following conditions:
1. The building shall be sprinklered for fire protection.
2. An engineered fill and drainage plan shall be submitted to the City of
Tukwila for approval prior to the issuance of the building permit.
3. The parking area in front of the building shall be stabilized and surfaced
with granular fill prior to the construction of the building. This area
shall be used for the construction staging area of the building.
' 4. Landscaping islands shall be located at the end of the parking aisles.
5. The slope of the parking lot where the parking stalls are located shall
generally not exceed 5% and the aisles shall generally not exceed 12 %.
6. A detailed landscape plan shall be submitted for review by the B.A.R.'s
next regular meeting on April 26th. The plan shall include the location
of the trees being saved along the western and northern property lines
together with an explanation on how they are going to be saved.
The deadline for submitting the landscaping plan is Thursday, April 12th. Revised
drainage, grading and site plans must be submitted to the Building Department to
update the building permit application.

In reviewing the above mentioned project plans, please note
the following:
1. Fire- retardant roof covering required in Fire
Zone 2.
2. Per UFC Sec. 10.104 (b), "All doors in or
leading to exits shall be maintained openable
from the inside without the use of a key or any
special knowledge or effort at all times when
the building or area served thereby is occupied."
3. Per UFC Sec. 10.113, "At every required exit
doorway, and wherever otherwise required to
clearly indicate the direction of egress, an
exit sign with letters at least 6 inches high
and readily distinguishable shall be maintained."
4. Per UBC Section 3205(b), "Enclosed attic spaces
formed of combustible construction shall be
divided into horizontal areas not exceeding 3000
square feet by partitions extending from the
ceiling to the roof."
5. Hose stations are required per City Ordinance #730.
(2 inch service)
6, Fire extinguishers shall be provided per NFPA #10,
as a minimum requirement.
Install two 22 gallon pressurized water units and
two 2A -10 B :C "All- Purpose" dry - chemical units.
7. Per NFPA requirements, extinguishers with a gross
weight of 40 pounds or less shall be hung so that
the top of the extinguisher is not higher than 60
inches above the floor. Extinguishers weighing more
than 40 pounds, shall be hung so that the top of
the unit is not higher than 42 inches above the floor.

Extinguishers shall be located so as to . be in
plain view (if at all possible). If not in plain
view, they shall be identified with a sign stating.,
"FIRE EXTINGUISHER" with an arrow pointing.
8. Fire hydrants are required as detailed in City
Ordinance #729.(As shown in RED on Sheet #1)
9. Protective guard posts or curbs are required
around all gas meters, electrical vaults, sprinkler
valves and hydrants.
10. All interior wall covering materials shall be fire-
resistive or shall be treated to be fire - resistive,
so as to result in Flame- Spread Rating of at least
Class III (Class II for Exit- ways). A certificate
of the Flame- Spread Rating is required to be
delivered to the Fire Dept.
11. An approved, supervised smoke - detection system is
required per City Ordinance #1061. An approved
automatic sprinkler system may be installed in
lieu of a smoke detection system.
Please include these comments. in your review of the above
mentioned project. .

Tukwila Fire. Dept. (2- 27 -79) is hereby revoked. New approval is granted
providing that the following items are implemented:
