Here are my findings: Building is located in Fire Zone #3. Building is proposed to be of Type V -N construction. Building is to be occupied as a restaurant and bar (dining and drinking establishment). Gross floor area - 9331. sq.ft. Occupant Load A. Occupant load shown Dining 136, Meeting assembly area. on Mesher Associates drawings - Lounge 62, Room 42, Total 240, based on 4420 sq.ft. of B. Occupant load shown on Kenneth D. Long and Associates drawings 4931 sq.ft. @ 15 = 328 occupants. C. Based on seat count and meeting room @ 15: 154 + 74 + 56 + 15 = 299 .''It is my conclusion that this is a building which has an assembly room and has an occupant load of over 300 and should be classified as a Group A Division 2.1 occupancy. Such occupancies are not permitted in Type V -N buildings. 7. To make the building one -hour fire resistive throughout: A. Exterior wall construction should have 1/2" gypsum sheathing over the plywood. B. Ceilings should be 5/8" Type "X" gypsumboard. C. Columns should have one -hour protection. 8. Because of the low water table and very favorable weather conditions at this time of year, it is extremely desirable to do this work as soon as possible. We acknowledge that we can and will comply with city standards regard- ing all building construction and utility work and will provide all in- formation for utilities and parking as called for in O.C.D. Policy No. B -3'; items one through five. We further understand that the placement of the pilings to be done prior to the issuance of a building permit is done at the risk of Jack A. Bena- roya Company, and the Jack A. Benaroya Company releases the City of Tukwila from any obligations for any future permits for this project because of their allowing the placement of pilings. This project was the subject of a consultation by Dames & Moore, the results of which are presented in our report dated September 11, 1979. Our inspection services were related only to the geotechnical aspects of pile installation. Inspection and testing of the mortar grout and reinforcing steel were conducted by others. A member of our staff was . present at the site on a full -time basis during pile installation and monitored the installation of each pile. The foundation piles were installed during the period from October 12, to October 17, 1979 by Willamette Western Corporation. The piles consist of vertical 12 -inch diameter auger -cast (cast -in- place) sections. The net allowable design downward loading for each pile is 25 tons. Total downward loading for each pile, including the estimated loads resulting from possible downdrag from the fill and compressible soils which overlie the supporting stratum is 50 tons. Benaroya Company October 22, 1979 Page 2 The contractor experienced significant difficulties installing the augered piles to the penetrations recommended in our report and noted in the contract specifications. We reviewed our recommendations taking into consideration the additional information gained on subsurface conditions from the pile drilling and the recent history of filling on the site. We concluded that the pile penetrations achieved during installation of the piles are adequate to support the design downward loading plus a reduced increment of downdrag loading, providing that the piles are installed to a depth of approximately 20 feet below the base of the compressible peat layer. Based on the results of our monitoring of the pile installation procedures, it is our opinion that each pile was properly installed and will satisfactorily support its design load.
